    In a delightful rural setting near Coltishall on the Norfolk Broads, within minutes of beaches, The Hobbis is a charming period country house which retains fine original features in its spacious, beamed and comfortable accommodation. The discreet owners live in the wing of the house and Hobbis House enjoys the spacious gardens and terrace. No matter what the weather, enjoy the gym and private outdoor hot tub, which offer plenty of space for relaxation. Nearby is the Broads village of Coltishall with its selection of inns and restaurants and the River Green where you can watch the waterborne world go by. Wroxham, 3 miles, the ‘Capital of the Broads’, offers boat hire and trips to explore the reed-lined waterways abundant with wildlife. Explore the glorious North Norfolk coast with its long sandy beaches and quaint harbours, and take a boat trip to watch the seals from Morston. The scenic Bure Valley Railway includes small steam engines. The nearby Hautbois Activity Centre offers a range of seasonal adventures for youngsters including climbing, abseiling, canoeing, archery and orienteering. Cromer offers family fun, while Winterton provides an attractive coastal walk. Bewilderwood, the treetop adventure park, is a must for children and nearby Blickling Hall (NT), with its famous gardens and historic interior is the venue for many concerts. A visit to the medieval city of Norwich, 15 miles, with its fine castle, cathedral, museums, shops and restaurants is not to be missed. Shops, pubs and restaurants within 1 mile. The owner delights in meeting all his guests, and on arrival gives a tour with information on the house and its amenities.

    "Quirky house but there is a lot to love. It's allways easy to criticise but there are things that could be improved. The kitchen is great for family breakfast and is reasonably well equipped. Dining room is huge with a great open fire, for which plenty of wood was provided. Bedrooms were ok, in keeping with the age of the house. Bathrooms could do with some modernisation. On the negative side the house was cold and damp when we arrived, not the welcome you want in mid October. Took about 24 hours to get warmed up.On the plus side our host could not have been more welcoming. All in all would recommend for a large family break."

    "Had a great family/friends weekend at Hobbis House made even better by the brilliant sunny weather. Garden is great with lots to do if the weather is good. We had lots of fun playing tennis, badminton, croquet, rounders and using the hot tub and BBQ. The house is interesting and quirky but not very modern. It is an old house and that is part of its charm. The owner is a lovely lady, very helpful and accommodating. We did not have any problems during our stay."

    "Don't come to this house and expect all mod cons. But if you are willing to accept its age and quirkiness that goes with this you will have an excellent stay. There was plenty of room for 10 of us and we enjoyed evenings around the kitchen table, nights satin front of the fire and a splendid Sunday dinner in the magnificent dining room. Hot tub was well used and the garden gave all the space needed for outdoor games."

    "We arrived Friday at 4pm. Met met by owners. Female owner showed us around property. Then informed us that male owner would be coming to explain “rules of the house”.As we were unpacking male owner arrived and we had 45 minute lecture! We had toddlers that were hungry and needed feeding. We had lots of concerns as to the property being family friendly. For example different floor levels, only stair gates at top of the two stair gates, unsafe glass tables not fixed to legs, broken windows unfenced garden to name but a few!! On the Sunday morning our 3 year old grandson dislodged very heavy glass coffee table, which proceeded to fall on his feet, and after a visit to A&E was confirmed to have broken a bone in his foot"

    "Mike , the proprietor is a really nice pleasant man. The house is charming and the grounds are very pleasant particularly the immaculate tennis court. However we did find the house a little bit dark. Dog owners or people with allergies should liaise with Mike or his wife before arrival as they have a dog and 2 cats on site. The owners would I am sure happily accommodate any wishes/preferences you may have in respect of this if necessary. Perhaps the "grand tour" all guests have to attend and the written sets of rules in every room are a little too daunting for English tastes ( the proprietors are American) but this is a small hindrance . Overall, we were very satisfied with the property and the facilities."
