York House in Keswick is praised for its excellent location, spaciousness, and suitability for groups. Guests appreciate the proximity to local amenities and the house's character. While some minor maintenance issues are noted, the overall experience is positive, with guests enjoying the comfort and facilities provided.
The property generally meets cleanliness expectations, with some guests finding it satisfactory. However, a few remarks suggest room for improvement, particularly regarding the rear yard's condition.
The location is consistently lauded for its convenience to Keswick's town centre and local attractions, making it an ideal base for exploring the area.
Guests find the beds comfortable and the house cosy, suitable for large groups and families. Some issues with noisy plumbing are mentioned, which may affect the comfort level for light sleepers.
The house is well-equipped, with a good kitchen and multiple bathrooms. However, maintenance issues like plumbing noise, malfunctioning TVs, and guttering problems detract from the overall facilities score.
There is no mention of gifts or special touches that would indicate thoughtfulness from the hosts, so it is not possible to provide a score in this category.

This house is excellent value for money, really good location in the heart of Keswick, for a very good price compared to other properties that sleep the same number (8 people). There’s plenty of bathrooms - 1 en-suite, 1 with bath on the half landing and 1 shower room for the top 2 rooms to share. Downstairs loo also, that doubles as a utility. Plenty hooks by the door for your coats and a hallway for lining up your footwear, also an under stairs cupboard. New oven and microwave (but you do need to find the instructions to operate that as it isn’t intuitive). Fabulous water pressure for the showers that run off the mains (all but the electric shower over the bath). It had a reasonably good ‘daily clean’ level but needs a deep clean - don’t look at the skirting boards or the grubby net curtain while you sit on the first floor loo! I felt the need to get the antibacterial cleaner out for the light switches and door handles cos I touched one on arrival that was a bit icky (to be fair it was probably a little used wall light in one of the bedrooms). I’ve stayed here twice and it’s started to feel a little tired, incredibly squeaky bed in the first floor twin room and plumbing so noisy we all agreed not to flush the loos during the night this time. But overall don’t be put off. It’s a great price and it has everything you need for 8 people and a cracking walking holiday.

Nice house great location, no problem parking. Although there were a couple of issues they didn't affect our stay greatly and I would recommend York House to anyone. The couple of things that were not good but really didn't affect our stay are below, but they may with others. The plumbing in the house is really noisy, turn a tap on really noisy throughout the house, hot water intermittent not always working so showers were a pain, there is an electric shower in the first floor bathroom. Heating was OK but obviously on a timer. TV in ensuite bedroom didn't work at all, no power to it. Not a problem just didn't watch it.rear yard needs a jet wash, full of slime and very slippery.

The house is in a very good location. Everything is clean and in good order but slightly tired. It was perfect for a group of guys on a walking holiday.
