Please note: The property has a natural water supply from borehole and there is a reservoir in the grounds, 55 yards away!. Nestling in a clearing of trees, at the foot of Helvellyn and close to the shore of Thirlmere, Dale Head Hall’s Victorian coach house, set within the grounds of one of lakeland’s finest hotels, has been carefully restored and converted into five apartments offering delightful holiday accommodation amidst breathtaking scenery. Overlooking the cobbled yard they retain much of their rustic charm and are comfortably furnished and equipped. Stroll through the wonderful garden and enjoy spectacular lake views the tranquillity that this very special setting offers.
The walking and wildlife from the doorstep is excellent. There is a stunning walk along the lakeside or for the more ambitious hiker Helvellyn beckons. The popular, bustling market town of Keswick with an abundance of interesting shops, tourist attractions and eateries is five miles. Thirlmere connects to the south Lakes via a spectacular mountain pass, where you can enjoy the many opportunities that Grasmere, Windermere and Ambleside have to offer. An excellent central location for exploring the Lake District.

We had booked for two weeks and arrived to find a lot of rubbish including vapes, cigarette packets ,football and and an old child’s scooter at the entrance. The view from the window was cones, several full rubble bags. Locked more like a builders yard.On entering the cottage we found no heat and a general unkept look, old furniture and disgraceful filthy cooking equipment. The place was now way near the description. I complained to the manager on the first day about the TV not working at all and that the cottage was cold due to no heating. We decided that we we did not want to stay, so sort without success, to find other accommodation .We did not use any of the cooking utensils. On the third night due to rain the roof light leaked all over the bedding making sleep impossible. This being the last straw for heath reasons we decided to cut short our much needed holiday and return home. I took photographs to substantiate the state of the cottage and will be taking legal action to get our money returned through the small claims court if necessary.

I read previous reviews on the booking site and they varied from 2-5 stars. I have since looked elsewhere for reviews and they are mostly very poor. I would strongly recommend that you DO NOT book this accommodation. None of the previous negative comments have been addressed: Wi-Fi, cobwebs, cleanliness, comfort of furniture, linens. The host said it had a new bathroom but the reviews suggest it is about 9 months old. The four poster bed was not safe, all four posts were wobbly. Mattress past it’s best. Thick with dust in the bedroom, cobwebs throughout, spiders and a dead moth in the bathroom sink. Sofa and lounge chair not comfortable. My husband and I stayed 1 night, I handed the key to Dale and said the accommodation just wasn’t clean enough to make us want to stay, to which he replied ‘oh’, no offer of an apology or resolution. As has previously been said the cottage could be really lovely but unfortunately the owners are not remotely interested in providing a positive customer experience for the self catering side of their business. There really isn’t any excuse for the lack of cleanliness, a couple of hotel guests said their room was lovely and clean. Such a shame the same pride doesn’t extend to the Grooms Room.

Poor quality accomodation. Very unreliable internet access despite attempts by the manager to fix it. Accomodation should not be advertised as having wifi as that implies the wifi connection works.
