      We have just spent a wonderful week at 23c Lower Street. The location is great for the Broads: just a mile walk down the lane to Salhouse Broad. There are two pubs that do good food: one is half a mile further on from Salhouse broad and the other is just 200m from the property in the other direction. The property itself is lovely and very well presented. The appliances are high end - Kitchen Aid, Le Creuset etc and nice touches like Molton Brown hand wash. A welcome package of wine, chocolate and biscuits was very much appreciated. The bed was very comfortable and the shower was great too. The private courtyard was fabulous. We were blessed with very good weather, and being able to sit out in the morning with a coffee planning our day and then again in the evening with a glass of wine was very relaxing, especially as the table and chairs were super comfy. Johnathon and Mercedes were the perfect hosts: at the end of a text if needed and a friendly chat, but gave us our privacy too. I would highly recommend this property and wouldn’t hesitate to book again. Thank you.

      A well proportioned and appointed property. Plenty of space in the living areas downstairs. Main lights allow for good lighting while the lamps allow for a cosier setting in the evenings. The bedrooms have been designed to make best use of the space considering being built into the roof space. The skylights are a welcome addition upstairs allowing for natural light making this a beautiful space. GCH and a good shower were a welcome plus after a long day exploring and rainy days as was the convenience of the washing machine. It was also a pleasant surprise to find that the house was only a 20 minute stroll from our favourite pub and brewery on the broads The Fur and Feather at Woodfordes Brewery. Exploring the broads and surrounding areas from Salhouse was perfect. Thank you for providing us with lovely stay

      We felt welcome from the moment we arrived with the thoughtful treats left for us by the owners. This cottage is like a tardis and although looks small from the roadside, was lovely, bright and spacious inside. It was spotlessly clean with very effective dishwasher and washing machine to make self catering as easy as possible. The cottage is superbly equipped and had everything we needed throughout our week’s stay. The location is great, with the conveniences of Norwich and beauty of the Broads close by. Lovely pubs for evening meals in Coltishall. There is a lovely shop and cafe right next door and it was lovely to be able to indulge in beautiful coffees and cakes so easily! We feel this cottage is a real find and can’t wait to return. 5 stars from us.

      Had booked for the week, left after the first night - it was that bad!

      Bedding, mattresses and pillows with disgusting stains, bed with woodworm and dust, hair and cobwebs on the frame and floor. Curtains from the seventies. Lights not working, no lids for saucepans, freezing cold and damp on arrival and a hostess that wouldn’t leave us alone on arrival for 15 mins. Large black tent right outside bedroom window? Also position misrepresented on Sykes website, which makes it appear like it’s right on the Broads waterway when it’s actually on a very busy main road that’s pretty dangerous if you have a dog, with no direct acess to the waterfront

      This cottage is in a great location to Salhouse Broad and for exploring Norfolk. It was clean with good equipment, dishwasher, iron and board, hoover, washing machine, etc, plus some games and books and a very useful information folder about the property and local area. Indoors is a cozy space, we found pleasant for a week, but there's very little outdoor space and the small yard feels very enclosed and smaller than it appears in pictures, not great for children or dogs but you do have the fabulous surroundings. Overall we had a lovely week.
