      The Manor House provided a good space for what we wanted, plenty of socialising spaces, a dinner table to seat everyone and a large outdoor seating area to enjoy the sun. Sadly it was quiet shabby and worn. The hot tub had to be replaced on our first night so we lost it for the best of the weather. I'm giving the benefit of the doubt that this was unavoidable as I only heard from the company a couple of hours before we were due to check in. The kitchen was very well equipped and easy to use but generally grubby, every plate, glass etc had to be wiped before use and there was a constant ant presence on the worktops. The bedrooms were large but the beds universally uncomfortable. The three king beds were in rooms that were easy to access but the twin singles were up a very steep staircase and only one couple in our party were able to us it which worked out fine for us but may cause problems for other groups. realistically the Manor Houe sleeps 6 'mature' people or those with limited mobility. Overall, the Manor House was what we needed it to be but it certainly wasn't the luxury property that the price would suggest. Response from holidaycottages.co.uk: Thank you for your review.       Beautiful house in a lovely area, ideal for a family or friends gathering.

      We thoroughly enjoyed ourselves; however we did have a few issues. TVs and internet were not working and from reading the guest book this had been an issue for the previous two guests. The house alarm randomly triggered at 11.30pm on the first night, which woke all the children - there was no mention of the alarm in the house literature so no info on how to silence - fortunately it stopped of its own accord and didn't go off again! I did contact the house manager, who tried to get hold of the owner but without success (presumably the owners don't want people knowing the code but they could provide guests with an alarm fob). Sykes instructions state the Aga takes 2hrs to heat up, the house literature states 3hrs, the house manager said more like 4hrs and that she had suggested literature be changed. This caused us problems as I had taken Lasagne for our party, which was not microwavable. Aga was put on at 4pm, Lasagne was put in at 5pm, at 8pm we went to the nearest garage in search of microwavable food as our own food was still only luke warm. Some comfortable garden chairs are needed. Heidi the house manager was prompt in taking my calls re. the Aga and alarm and did her best to help. Overall, I would recommend this property.

      This property is well located giving a very quiet and peaceful ambience to a stay.

      The rooms are extremely spacious and well decorated and furnished. The grounds are attractive and well kept. However, a few things need urgent attention by the owner :-. 1. There is no handrail on the steep staircase which contravenes current Building Regulations. 2. The pull switch for the bathroom light is incredibly, positioned BEHIND the door, which has to be opened fully to reach it - this can be hazardous. 3. There was a serious house-fly infestation in the main bedroom which rendered it unusable, although being just a couple, we used the second bedroom. My last grumble concerns the locked connecting door in the lounge between the adjoining house. Much noise can be heard through this door when the other occupants are using their entrance hallway or kitchen, which abuts the doorway. Bricking it up would seem the only answer here. It's a shame that these problems have marred what is a very fine restored farmhouse, but we did enjoy the stay which was blessed with unusually good October weather. Regards Michael P Keen

      Had a lovely time.

      The cottage was a lovely building with mainly good facilities, comfy beds with nice clean linen and towels but some other areas needed a little more attention. One of the reasons we booked this cottage was for the hot tub. When we arrived it wasn’t working and was filthy. Should be checked before new guests arrive. We reported this and although it was fixed we couldn’t use it until the Monday evening. Also there was not enough hot water which was put right on the Saturday. A pump in the bathroom was leaking and was still doing so when we left. The grass was quite long and needed cutting which should be done every week before guests arrive. Needed some comfy garden chairs. Also there is a nursery attached(Monday to Friday 8am to 6pm) and if you wanted a quiet breakfast or quiet time it was impossible because of the noise. I don’t remember this in the description. The Aga was not appropriate for the cottage as it took too long to warm up.

      We were lucky to be the first people renting this property.

      It really did exceed our expectations - the online photos don't do it justice. It was beautiful inside and outside. The house was thoughtfully furnished and equipped (perhaps consider adding a cafetiere). We loved sitting in the yard with the sunset in the evenings, with a seriously good and restful view. We enjoyed local walks and appreciated the suggestions for local amenities in the folder. We left a note recommending the pub at Sibton for eating but also enjoyed other places in Peasenhall and Yoxford. The property is also well placed for visiting elsewhere, e.g. Snape Maltings. We were lucky to be sole occupiers for a week. Perhaps the communal back yard might not always work if two sets of occupants both want privacy. Also, other people might be irritated by our dog! We couldn't find instructions about putting bin out and recycling in the folder. The owners responded amazingly quickly when there was an issue. Overall, a great stay - thank you
