"We had a lovely stay, 4 adults and we filled it! I am not sure where another two would fit in, not only the day beds but also it would have been a squeeze around the kitchen table. So we were quite pleased my son and his wife did not join us, as they may have! The beds were extremely comfortable and lovely en suites with all space well used and everything we needed.Downstairs you had to duck under beams which we managed and we loved all the homely touches. We loved the location and the farm shop a 5 minute walk away was a bonus. To reach wonderful countryside from the back door was great and the outlook and peace was fabulous. We walked a lot and explored Ashdown Forest and 'Pooh' country and found a great coffee (the best we had) and farm shop at Cherry Gardens Farm on a circular walk we did round Withyham. Having our OS map was a plus.Visited Wakehurst, Penshurst Place and Hever Castle which were all beautiful with Autumn colours and sunshine. Very lucky."

"Lovely cottage. It was clean, warm and comfortable. There are splendid views of countryside all around. The owners live next door and gave us a great welcome, telling us we could use the huge meadow at the back to walk the dog. An excellent welcome pack was left, with bread, butter, milk, tea, bacon, cheese, eggs, etc., so that was breakfast sorted! Apparently, there is a local shop, but we failed to find it. On our second visit, we knew what we needed to bring to eat in the evening. It is very relaxing and peaceful - the only "downside" was that internet and mobile phone signals were a bit intermittent. On the other hand, it was rather nice to get away from all that... There are info leaflets in the property, so you can easily fill your time with walks or visits to attractions. Richard (our host) was really friendly and helpful. Both visits have been filled with appointments elsewhere, some time we will go just to relax!"

"Lovely location with lots of walks from the doorstep. Very helpful and friendly owners. Unfortunately the cottage is quite tired. Many of the doors are poorly fitting. Light bulbs blown with no replacements. Few plug sockets to plug chargers etc. Extra side table lamp in the lounge would have been useful but no socket to plug it into. Front bedroom bed could do with a proper mattress as it was very uncomfortable. Occasional dining table in the kitchen could realistically only sit 2 people without it having to be moved into the lounge. Couldn't find any instructions on the electrical appliances which became hit and miss on how the hob/TV/DVD operated. Don't get me wrong this is a nice place to stay but with a small amount of money spent and a bit of TLC could be a "great" place to stay."

"A lovely location, surrounded by fields and trees. We saw deer, a heron and a large bird of prey. Peacefully quiet but only a short drive to the village of Newick where there was a shop and a really great bakery. There were three pubs, all serving food. We had an excellent Sunday lunch at The Crown. The countryside was lovely and there were lots of things to do. We mainly stuck to NT properties and gardens, and had a relaxing break.0The barn was beautifully presented. My parents found the facilities all on one level made getting about easy. Lovely kitchen a stylish dining table with delightful views. My only criticism is that the twin beds upstairs weren't all that comfortable, but to be fair they were probably intended for children. Nice bathrooms and plenty of towels."

"Location was excellent for the dog walking. Parking was a problem - couldn't park directly outside the property. Dog mess from local dogs running through the garden and car park unpleasant. Step up to cottage was too high both into the garden and up to the main cottage. Drill bit and old boxed iron left lying on the top of the water butt and used bottle of what looked like oil left lying. Dining was a challenge trying to seat 4 people in the kitchen. We moved the table into the lounge area so we could be seated and had to move settees to accommodate this. General feel of the property was unkempt and could do with a bit of TLC. Information about locality and recycling/ disposal of waste would have been useful."
