      Overall we enjoyed our stay at Bracken Cottage.

      Everything was spotlessly clean, high spec and we found the cottage to be well equipped which made our stay very comfortable. We arrived to find a hamper of treats, milk and orange juice in the fridge and fluffy robes and slippers for each of us - off to a great start! The cottage is situated in a very quiet spot of countryside and we were undisturbed. There are three TVs, one in the living room, and one in each bedroom which made life easier as the kids could watch what they wanted. Unfortunately, I hadn’t realised until arriving at the cottage and reading the manual, that dogs are not allowed to be left unattended in the cottage. When I had booked Bracken Cottage it was listed as dog friendly and there was no mention of this rule. Thinking it wouldn’t be a problem (because our dog is well behaved, house trained and rarely barks unless someone’s at the door) we left the dog in the cottage so we could take the kids to York’s Chocolate Story (highly recommend, do pre-book) and York Minster (incredible) and go to The Shambles for some Harry Potter shopping! Whilst out, the owner reported me to Sykes and I received an emailing stating I needed to return to the dog and that I could be asked to leave if I did this again! Shocked by the threatening email, I contacted Sykes who advised me they always recommend owners implement this rule and they couldn’t help me any further, so I contacted the owner directly who advised me the dog had been barking and she was sitting on the sofa where she is not allowed to sit. Eventually the owner agreed to let it go and wished us a nice day, so we didn’t have to miss out on what we’d already booked, but this restricted the majority of our holiday from then on as we couldn’t leave the dog for any length of time if we didn’t want to risk being evicted! By the way, Sykes confirmed later, in another strongly worded email, that this rule is in the small print within the terms and conditions that you accept as you complete the booking. I didn’t read those and I’m pretty sure no one ever does, so beware. The hot tub is eco friendly and runs from a wood burner. This takes quite a long time to get going - 4 hours or so when it’s cold. We got better at using it as the week went on but it was a faff and very time consuming and you need to keep going outside every 10-15 minutes to check it and throw some wood/kindling on it. Once it’s his 38 degrees it’s lovely, but there are no bubbles. We would definitely have preferred an electric hot tub and to have paid more for it, so now we know. We went to the RAF museum (dog friendly) about 18 min drive from the cottage and enjoyed that, we also spent a day at Whitby which was fantastic and the kids and dog loved it. The Abbey is dog friendly as are the beaches, off peak.

      Amazing location away from main roads which was extremely quiet. Just 50 minutes drive to Scarborough snd very close to York. Lovely kitchen to a very high standard with well equipped utensils (lacking a pizza cutter was the only missing item) Bed is very comfortable and bigger than a super king size. Bathroom has a large walk-in shower with swirlflush toilet. The views are stunning looking out over a beautiful countryside with the enclosed garden being a god send for our Beagle who like to 'explore' so keeping him safe. The following are dislikes. Sofas are very small and uncomfortable spoiling the comfort when relaxing. Needs a corner sofa where you can relax properly. There is a driveway to the owners storage yard which is a few feet away from the window, wrecking privacy when vans drive past or delivery vehicles looking in (careful if sitting in your pants lol as you'll be seen). Hot tub in garden is over looked by owners property which really didn't make us feel comfortable using it. Kitchen has a great extraction for the hob with a metal outlet pipe going outside, sadly the outlet to this has a nonreturn flap which keeps flapping down on reverse wind causing a loud tapping like someone's tapping the windows which can disturb the dog or you if your a light sleeper like me. This was really annoying. The fridge freezer has a faulty solenoid which keeps making a loud click when the thermostat cycles on and off which again causes sleep issues. The fencing and or gate is loose in its housing and thus when there's a slight wind, there is a rattle back and forwards causing the iron mongery to rattle. There was a lovely welcoming hamper which was amazing, the wife got me to by a caffetier because the coffee was that nice. Overall, the property is new and has teething problems. No expense has been spared making this an amazing property. If the things above were to be fixed, I'd definitely return but as it stands I wouldn't return. We didn't meet the hosts, which is what I prefer being a person who like to go on holiday and just enjoy time away quietly. Some hosts can be quite intrusive, but these weren't. Thank you.

      Really lovely comfortable and clean place to stay.

      We were a family of 3 generations - eldest 83yrs and youngest 9yrs old. We had a dog with us too. The beds are amazing (we all slept so well) and the bathrooms lovely. It makes so much difference when you can sleep well! It’s in a beautiful spot surrounded by lush countryside and a great location for exploring York and the surrounding areas. A highlight for us was Burnby Hall gardens which was just beautiful and only a couple of miles away. I highly recommend a visit to it. The hot tub was lovely too. The only issue was the gravel in the garden. It was really hard to walk on and our dog hated it. It would have been so much better if it was half-paved from the living room door to the middle bedroom doors where the table and chairs are. Even with flip-flops on it was a painful walk, especially for my parents. And a parasol over the outside table would have been nice as there was very little shade when the sun was out. But other than the gravel situation, it was lovely and the barn has everything you could need, everything was spotlessly clean and in great working order. We all had a lovely time there and went on a fabulous walk taking the public footpath a little was along the road (left out of the drive) and across the fields in a 3 mile loop which took us across the most wonderful countryside. The welcome pack for both us and our dog was such a lovely thoughtful touch and we very much enjoyed the goodies! Thank you!

      This is a lovely place & we had a fabulous catch up there.

      We will hopefully be returning. Pro's: location - lovely & quiet. Spacious, clean and plenty of household items to cook / clean with. Hot tub was a The Shepherds hut is cute & the rabbits are fun to watch. Cons: Signposting to the driveway from the busy dual carriageway massively needs attention. There were balloons there but the trees/hedges need trimming & a larger sign is needed to make the turn more viable. We stayed on the windiest weekend for a while meaning the water in the hot tub was constantly getting cooled - so it struggled to maintain temperature. An extension to the french providing a wind block would be very welcomed. Other places we stayed had a welcome pack with guides, instructions etc in there. I have only just found the Welcome email in my spam folder - so we didn't know about the bed linen instructions. The above is for feedback only to make the cottage amazing - we would return.

      Having stayed in some very nice holiday rentals over the years Bracken Cottage was definitely our favourite.

      The standard of the facilities in the bedrooms and bathrooms added a little touch of luxury with huge comfortable beds and roomy walk in rain showers. The kitchen was well equipped and although we mostly ate out it seemed to have everything needed to fully self cater. The en suite bedrooms are at opposite ends of the cottage, making it an ideal choice for two couples. Most importantly the property is spotlessly clean, not a speck of dust anywhere. The area outside the cottage is private with parking for two cars. Pocklington is a short drive away with plenty of choice for eating out and we particularly liked the Station Inn. There is so much to do in York and we made good use of the Park and Ride. We did find the settees in the cottage a little uncomfortable and would benefit from replacement with something a bit larger. We can highly recommed this cottage and we would love to stay there's again.
