We had a great holiday in Llandudno staying here as a large group, ranging from aged 8 to over 80 years old.
The house is clean and well decorated, with nice linen and towels, comfortable beds and lovely bathrooms. It also has a cosy living room with a bright, well equipped kitchen. The games room and courtyard garden were really appreciated too. It was good having a space for the older children/teens to enjoy and the pool table and air hockey were popular. In the house, there are a few toys and games available for children. Having a few books for people to read was a nice touch as well. Not all the tv remotes in bedrooms worked but we were too busy getting out and about so it was not an issue. Parking on the same road and surrounding streets was easy to secure though it wasnât always possible to get directly outside. The owners could be more reassuring in their response when asked about this ahead of arrival. In terms of accessibility for those with disabilities, the listing needs an update. The hoists have been removed and there isnât a ground floor sleeping space. This room is now a pretty dining room. The ground floor accessible bathroom that is off the dining room has also been altered. It is a large open wet room shower without any supports in the shower area and no easy reach place to put toiletries. The floor can be quite slippery so you need to take care in that area in the absence of support. There are toilet rails which are helpful. The shower would benefit from some handrails, a non- slip mat, a shower seat or bench and a shelf/stand for toiletries. This would help those with restricted mobility or who are vulnerable to falls. The first floor shower tray is also slippery, so I would recommend use of a non-slip mat there too (not provided). All the bedrooms are now accessed by stairs, with a few stairs to and from the bathroom/loo used by those sleeping in first floor rooms. One member of our party was elderly and needs help to mobilise and another unfortunately had a broken leg. We could navigate stairs with crutches/adjustments and took our own shower seat thankfully, else it would have been a challenge to manage. Furniture would need to be moved in the front room to make that more accessible as the gap between sofas is small. Most houses we have stayed in provide a small welcome pack, with tea/coffee/sugar/milk to use on arrival to make a drink. Usually there is a snack too (biscuits or cake). This time, there wasnât anything for us but the local shops and M&S with a food hall and Asda are very close by so we managed to get sorted quickly. The personal touch is missing for the welcome to this house but the location, space and general amenities were great. With support from family, we were able to adapt to accommodate the needs of our party and make the best of the house. We would definitely return with knowledge of how to safely make adjustments for those who need help.

I have informed the Manager of the property about a few things which needed attending to and some suggestions.
But I can repeat some of them here.. I suggested giving a bit more clarity in the directions to the property, so include the name of the road which leads to the property. I decided to walk up at the end as the road was so steep, as I wasn't sure where the property was, & didn't want to be stuck trying to turn round..! Another suggestion was to leave a dishcloth, especially to wipe up the water which stays behind the kitchen taps, so can effect the wood surface. We were glad we had brought one with us! The floorboards in the bathroom are very creaky, so I asked if this could be adjusted at all.. Also it is much easier to get out of the car space at the back, so I recommended suggesting that rather than at the front. But maybe I made the mistake of reversing in, as I noticed the neighbours had..! The many ornaments are lovely, but we weren't sure whether we could use one of the small jugs on the coffee table.. And they did take up quite a big space. (Just an observation and don't mean to be picky..) It may be good to mention there's a blind in the double bed room, so people don't try to unravel the lovely curtains?.. But there are so many things to thank you for - such as the radio, the compact kitchen diner with all we needed & kindly leaving milk and Welsh cakes. Plus such clear information in the pack left. We had never been up there before so it was a delight, with amazing views!..

This is our third visit to Greystones.
It is very centrally located for Llandudno Town Centre and West Shore (you can walk to both quite easily). The location itself might not be the most scenic but you must take this into consideration with the location of the property. Overall, there is very little noise from the car hire company next door but if you are looking for scenic views, this is not the place for you. I did my research before booking and should add I have never booked the same accommodation more than once but have returned to Greystones three times. It is unusual (but such a bonus) to have four king sized beds, large bedrooms and a large sitting room, two bathrooms and an additional WC. Three large comfortable sofas in the large sitting room also. The ground floor bedroom is perfect for anyone with mobility issues as the shower room is right next to the bedroom. We will most likely return to Greystones for the location, room, cleanliness, and comfort. Was a little disappointed that there was very little in the way of things like washing up liquid / a cloth / extra bin bag etc as we were there for two weeks. A drop of milk or something extra other than a few tea bags would have been nice considering its rating and cost.

Perfect base for a multi- generational family holiday.
Wonderfully spacious and well equipped. The beds were very comfy, and the downstairs bedroom and shower room practical for older members of the family. As stated in the details, this is not a picturesque location , with road, railway and van hire business close by. But we were not disturbed by any noise. The outside area is totally enclosed and suitable for young children to play safely. Although the overall property was very clean and extremely well presented, our one concern was the baby equipment stored in the cupboard under the stairs . The highchair was covered in black dust and the Travel cot smelled very musty ( which did not disperse despite airing and spraying with antibacterial Febreze) This could easily be rectified by storing them elsewhere. Another helpful improvement would be a folder of information regarding instructions for appliances and refuse collection day. Thank you to the owners for a great holiday, they even arranged for sunshine all week!

This is a great house for a family gathering.
The property is really well located, no need to use the car for Asda or M&S. The railway station is at the end of the street and you are in the centre of town in 5 minutes. Despite that the street is quiet and we had no problems with parking. The property is a large period terrace which is tastefully and freshly decorated, and comfortable. The kitchen is roomy and well equipped with a small fridge plus a large American style fridge freezer which was great for a big family. The games room is smart and cosy with a decent smart tv and pool table. The lounge has a similar large tv and plenty couches and there is a good sized dining room. High quality duvets and pillows are a welcome touch. There are enough bathrooms for everyone and lots of storage for shoes and coats in the hall. This is a stylish, well thought out property and the location could not be better.
