"The property is very attractive with excellent accommodation and is in a stunning location with wonderful views. Many things were, however, defective and sadly maintenance has not been to a good standard which devalued the experience. In addition the agent or owner did not respond in a timely fashion to requests for help on two occasions.One issue which caused a problem was the smoke alarm. This was surprisingly triggered by cooking in the kitchen even though the windows and doors were open on a hot day. We were unable to stop the alarms sounding throughout the Oast despite first resetting the button on the kitchen alarm and when that did not work removing it from the kitchen ceiling. Several other alarms on the ceilings throughout the property are inaccessible and they sounded continuously. There was nothing in the house notes to say what should be done. The owner did not answer his phone when we called for help and advice. In the event, he did phone back the following day, to say that we should have switched the electricity mains power supply to the entire property off in order to silence the alarm.it would be helpful if the keys in the property were labelled, especially in the event of an emergency, so that the correct ones could be found quickly.On our last evening at the property the main water supply became contaminated and brown water was issuing from all the taps/toilets. We were unable to use the showers or consume any water. As we were packing to leave the next day the discolouration of the water reduced but it was still not usable.In the main bedroom, the shower/bath control came away from the wall when being used. One wardrobe was full of clothes and lots of dog hair was evident in the room.In the yellow bedroom, the slats under the mattress gave way several times in an alarming fashion. This was clearly not a new problem as previously broken slats were stored in the hanging space. This hanging space was also blocked off by stored Z beds, which meant there was no usable wardrobe. The toilet was fitted with a seat that was both too small for the toilet and not secured properly. The bathroom floor tiles had extensive cracks as if there was subsidence. The bedroom flooring near the bathroom door had considerable movement and squeaking. A bedside lamp could not be connected because it had a non UK two pin electric plug unsuitable for the 13 amp socket. The lamp shade had two of the three suports broken.In the blue bedroom there was a bad smell of damp. There were water stains on a doorframe, and onto the carpet. In the bathroom, not only were the floor tiles cracked, but they were mouldy by the shower. The wardrobe drawer was full of clothes.We had to hunt for missing parts and search for tools to repair the stairgates before they were just about useable with some bits still missing. In the hallway, lots of broken picture frames were stuffed into a space by the main bedroom door, rather than being tidied away in a cupboard.In the kitchen, the water chiller in the fridge was black with mould, and unusable. The electric socket behind the tumble drier was hanging off the wall. Many cupboards were full of food, which meant there was little space for our groceries. There was no clear distinction on what belonged to the owner and what had been left by previous tenants and may be either consumed or disposed of to clear the space. This also applied to the fridge and freezer which both had lots of items stored. Our telephone enquiry about this was not answered. An empty cupboard had to be cleaned out before it could be used. The top drawer under the sink was wet inside, and all the drawers were in such a state that we had to empty, clean and sort out.There were two small teapots, with only one lid - hardly big enough for a party of 8/10. Again, the toaster only took two slices of bread. Many glasses and chinaware had chips in them. A metal colander had the handle missing exposing a sharp metal edge which could cause injury.The balcony to the rear of the Oast has upright wooden spindles some of which are insecure and bodge repaired by gaffer tape. This could be dangerous, especially with young children in the property. The wooden furniture at the bottom of the garden was falling apart, and again could be hazardous.We were a bit wary about the neighbour's four dogs which occasionally roamed past the property without leads or muzzles, especially as we had young children in the party.In summary, a potentially lovely property which is let down by broken items, shoddy maintenance and inadequate cleaning. Customer service back up response to serious enquiries was at best poor. We were told that the owner did not return our calls for four days as he had lost his phone!"

"This property was absolutely perfect for our holiday. There were 8 adults staying, with family and young children visiting through the week - and it suited everybody. The space offered by this property is superb - indoor and outdoors. You never feel like you're on top of one another, yet the socialising spaces are perfect. You can set off on foot and explore the surrounding countryside directly from the Oast and it is perfectly well set up for dogs. We didn't have an issue with pot holes in the lane leading to the property - but it looks as though sections of it have been newly laid.Regarding the décor - we couldn't fault it. A couple of cracked tiles in one bathroom are just wear and tear and didn't cause an issue. The heating was set high when we arrived but we had no problem turning this down and regulating the temperature to suit all parties. Radiators can all be turned up or down so we had no problems with rooms that were too hot or cold. We didn't have any problems with hot water at all - in fact we were all amazed at how well it stood up to so many of us using it (I don't think our own house would've catered for so many!)The Oast house décor is lovely, it's very well equipped, and comments such as "I could spend a very happy summer here" were frequently passed.We didn't have an issue with neighbouring dogs. We were told at what times they were walked so we could be aware of any potential altercations with our own dogs (which can sometimes happen) - but our paths never crossed which was amazing as we spent a lot of time out walking and in the garden. No dogs were ever seen wandering the grounds of the property. Some barking sprees occurred (from the neighbouring dogs when in their own property grounds) but these were soon stopped by the owner.All parties concerned- those staying and those visiting - we're genuinely very impressed with this holiday accommodation and we wouldn't hesitate in recommending it."

"I know Rye well and have stayed in many holiday cottages there, The Old Forge stands up well against the competition. At first the location on a busy road might seem off putting but in reality once inside the property it is of little concern. The interior has been very well designed, the bright modern style enhances the original fabric of the building and the ground floor space is roomy and bright. The two main bedrooms are most attractive, the third is a small double, both bathrooms are contemporary and functional and the décor throughout is pleasing. The kitchen area benefits from being open plan and the ground floor wc is useful. I felt more could be made of the lobby at the foot of the stairs, nobody will ever sit there unless using a laptop so a desk and chair would be handy. Incidentally the wifi connection was fast. The tv worked well although strangely the DVD didn't appear to be connected but a minor point as I really enjoyed my stay. The cottage has a dedicated parking space nearby as well as being a minute from a pay and display car park. The location by The Strand is most convenient to access the heart of Rye Citadel being only a very short walk and over the years Rye has changed dramatically for the better. Most of the terrible restaurants have either disappeared or been modernised and diners now have some excellent options. Sadly the High Street area has too many empty shops and it must be difficult finding a balance between catering for residents and tourists. The Rye hinterland has some very attractive countryside, alternatively one can drive to Rye Harbour or Camber Sands and enjoy some bracing walks along the sea shore. In my opinion The Old Forge would be a seriously good option for a stay in one of the most attractive towns in the South of England."

"From 5/9 October 2007, we stayed in one of the cottages on the farm of Graham Skinner in Brookland. Although Fairfield on the booking form is this name apparently incorrect. We had great weather and the setting is very nice. You're in the middle Romley Marsh as the area is called. The farm is quietly situated in the beautiful Kent countryside. The cottage is fully equipped and everything is relatively new. During our stay we had documents to the boiler and in addition to a financial compensation from the owner came on Sunday morning also the mechanic. The experience with the landlord have therefore been fine. The setting is very nice. Because of the remote location is nice and quiet and you can enjoy "a beautiful starry night. Many sheep farms and companies that are in the sod production., You can make great day trips to Rye, Canterbury and London. Hint for London. In 1st of all we wanted from Ashford by train to London about a "one day Trafel Card". You may also underground and bus travel in London. For 5 persons approximately 95 pounds. Drive your car to Swanley via the M20 (just outside of London and one hour from Brookland), free parking in nearby Swanley station and you're five adults 2"
