"The cottage itself is quite nice but in need of a bit of TLC. The downstairs bathroom door was slightly warped and in need of planing, there was a water stain on the carpet in the downstairs bedroom and the shared outdoor gas bbq was filthy when we arrived. It was a hot weekend when we were there but there were no fans in the property and when you opened the door/windows the property was inundated with flies - a simple fly screen at the door would have helped. The upstairs bathroom smelt damp throughout our stay, despite opening windows to let some air in.Also, shared outdoor space is fine if your neighbours are friendly - ours were not. Their children prevented ours from playing on toys provided by the property, they hogged the pool and caused a confrontation over the booking system which they claimed not to understand. Perhaps if this had been managed by the owner rather than visitors it could have been prevented.It's a nice property, with plenty of space for youngsters to let off steam but it could be an outstanding property in time. The owner is lovely however, and incredibly helpful with her local knowledge."

"The cottage has everything you could possibly need for a self catering property, even board games and a selection of dvds. We were disappointed that the pool was not in use as it should have been available until September, we left on 1st, however the weather was not really suitable for using an outdoor pool. The other minor irritation was the shower it was either scalding hot or freezing. the beach was a lot further than we had anticipated so we elected to drive, good location for visiting Rye, Hastings and Camber Sands and the New Inn serves really good food and has a nice walled garden.we enjoyed our stay but would not return with our grandchildren as it is a very old property with steep stairs and has very little insulation which means you can hear everything which is not great with young children also the bathroom is downstairs. The girls loved there stay but were disappointed about the pool. It would be ideal for me and my husband on our own."

"Enjoyed staying here, would go again. The downsides were:Heating being set to go on and off at set times of the day, this left us being cold sometimes although there were electric heaters to use, but not ideal to heat the whole cottage and a bit of a nuisance when you're on holiday, to have to start keeping the place warm.Shortage on hot water for showers! Given that it sleeps 11 people, there wasn't enough hot water to accommodate everyone wanting a shower/bath!Only being left one toilet roll in each bathroom was annoying.No tea/coffee on arrival, other places we have stayed always gave the essentials like tea/ coffee/ milk for when you arrive.Swimming pool area was quite disappointing. Very dull and gloomy with only 2 chairs at poolside, again not so good considering the cottage sleeps 11 people. Overall, was a nice place to stay, plenty of room and very clean, just those few things that let it down abit for us."

"Quirky cottage in fab location with stunning views to Rye. Cottage itself suffers from a down stairs bathroom off the kitchen , and bathroom door right by cooker!Kitchen basics all there but very squashed if more than 3 people stayed.Bathroom clean but dated , shower poor, and no where to dry towels unless heating on. Lounge suite tired and a little uncomfortable.Lovely gas fire though. Bedrooms small but pleasant, spotlessly clean , and very comfortable beds. Wooden floors and stairs mean any walking about was heard throughout,ditto for conversations. If all of the above negatives are okie, for a family with young children rather than 2 couples or more, than cottage fine, Winchelsea quaint."

"The Pheasant suited my needs very well. I was looking after my young grandchildren and wanted a pool for them. I also wanted them to be in the countryside with lots of room to roam and to ride bikes. I was very pleased with the pool. The hot tub was an added and unexpected bonus. The many bikes/trikes/toy tractors and covered yard were very helpful to give the children room to be outside even when it rained. The owner was very kind. Apart from Ely, which in itself is lovely, there isn't much in the near neighbourhood to do, but for my young grandchildren it worked very well."
