      Location - cottage, eventually nice. Owners of the property should have checked everything was all in working order before guests arrived! Arrived 15:30. Cottage was freezing and no hot water. Note over thermostat advising heating set for our comfort and hot water available 24/7. This was not the case. Contacted booking office at 16:30 who advised they would contact owner to resolve. We had to make a further call 30 mins later as not heard anything. We were reassured a plumber would attend. A further 3rd follow-up call was made (now to the out of hours team) who said owner would be in touch. No ETA known. This was disappointing as would have been a deciding factor if we were to stay or not due to it being that cold. It was 3° at this point. With night upon us, this was going to get colder. Plumber arrived approx 19:30. He found what the issue was. He left at 21:00. The cottage did not warm up until l the next morning! Everyone went to bed earlier than planned with lots of layers on and totally ruined the evening and set a bad vibe for the rest of the stay. By this time the whole family were frozen to the bone! Due to the short length of stay we lost out on 50% of our stay. This was booked as a Christmas present for our family to spend quality time together due to us all working various shift times. The total cost of the stay was £398.70. So we feel that a 50% refund is in order. Please contact ASAP to resolve this issue.

      This cottage is more than we could have ever asked for.

      We were travelling as 2 couples with our two little daughters. Both bedrooms had enough room for a travel cot and being all in one level meant they could toddle around safely and play together. The enclosed outside area meant we were able to have some time to explore. There is a lot to do for children in the area, all close enough to be able to get there and back before naps. The setting of the area was stunningly beautiful and watching the sun rise and set was a personal highlight. The cottage itself is renovated to such a high standard. The doors and walls are all very soundproof so we weren’t disturbing each other whilst up in the night with the little ones. It was truly a home away from home. Extremely well appointed and had everything we could need or want. There were some wonderful little touches that just made the week so special. Ruth, who owns the property, was extremely helpful and accommodating, even helping us with recommendations for local events. If you are considering booking this cottage, do it now, it’s a hidden gem.

      Derwent cottage is placed in a lovely location next to the reservoir, convenient for visiting Hexham, Corbridge and Consett. There aren’t any accessible public walking routes from the farm so a car is definitely required. On arrival we were very impressed by the space and layout of the cottage. As we started settling in we found some areas of the space had not been cleaned, we reached out to the host and they sent a cleaner out within 2 days. The hot water is VERY hot with no clear way to turn it down, this even overpowered the showers making it almost unbearable to use. Unfortunately the only solution to this after contacting the host is to turn off the water heater well in advanced or have two people use the showers simultaneously. The advert specifies 2 car parking spots and when I reached out to the host to see if there were any alternative spots nearby I didn’t get any help. Upon arrival the farmer greeted us and confirmed we could park 3 cars in the area without issue.

      Beautiful apartment, great scenery all round and a nice quiet location. Huge hidden insurance charge (£250 up front on arrival and 2 full weeks to get it back minus £10 admin or £25 fee non refundable) not shown on description anywhere. We were given a fake code to the key box via email and after a 2 hour drive to get there, we rang "host and stay" and they text a link to pay them extra money. We had very little signal to do this and not enough money on the original credit card to pay them their extortionate demands. Took over an hour to complete while the kids were desperate for the toilet. When we finally got in, the boiler did not work for heating or water. Host and stay did not answer the phone to help but the onsite farmer was really helpful and luckilly knew someone else to call. He was a god send. The accomodation was great but will avoid host and stay at all costs with underhand tactics they use to squeeze money out of customers.

      After booking and paying for our stay, the property contacted us re "finalising" our reservation. They demanded ID verification and a £250 damage deposit with £10 admin fee or £25 damage waiver. NONE OF THIS is mentioned in the policies/important information on booking.com. We paid the latter to avoid any "issues" getting our deposit back. The code for the key box had not been provided by check in - had to call to get it over the phone, was then sent. On arrival I turned on the kitchen tap - it fell apart in my hand. It was already broken but had been carefully "reassembled" to look OK. No phone coverage in the area and the Internet was both poor and intermittent throughout our stay. While the apartment itself was OK, the unexpected "ID verification" process and the extra costs re damage deposit, etc left an unpleasant feel. This needs to be mentioned on the property listing so that potential guests can view it before booking.
