      This property could be spectacular but there were far too many issues for us during our stay in September 2023.

      Positives - The view from the property is absolutely spectacular, all the rooms are very spacious, the kitchen is reasonably well equipped. Negatives - On arrival the windows were open the property was very cold, the boiler was in an error state and it took a while to work out how to solve this, we eventually worked out it was due to no pressure in the boiler. There is no information in the property and we had to text the host for the WiFi password, there is also no information on the recycling procedure, how the Nest system works or what should be done on check out in relation to bed sheets etc. The kitchen is extremely tired with paint wearing off the units, the tap is loose, and in addition the bid lid was very dirty and we found a dirty tray in the oven covered in grease and food detritus. All the windows in the property were filthy. There is a leak in the lounge ceiling during heavy rain. The radiator in the bathroom leaks which pools on the bathroom floor. The curtains in the lounge come off the runner if you shut them as there is a gap in the curtain rail. The lamp in the lounge had a two pin plug so was useless. The paint on the walls are very stained in places. The rug in the lounge is a trip hazard as it has a permanent ruck in it. The parking is very compromised - we struggled to turn cars (we came in two) around at the top of the drive as the person in the downstairs flat didn’t park considerately leaving extremely limited room - in addition the ground surrounding the parking area is unstable and one of our party nearly broke their ankle as the ground collapsed next to the log when they exited the car.

      First Impressions of the cottage where quite positive, it is an old stone Building which remains cool even on a warm day.

      The heating to the property is controlled by a timer which in turn is controlled by the owner, hence at night on our stay in mid September it got fairly cold. There was also a fume smell emitting from the oil boiler in the en-suite double bedroom, especially if the door to the en-suite bathroom left closed. Hence due to there only being two of us we opted to sleep in another of the 3 bedrooms, the lack of heating control at night was a slight downside to our stay though. Privacy was another problem at the cottage as it is part of a multi unit letting set up, with a number of permanent residents also. This meant the need to the keep curtains drawn, or residents can see straight into the holiday let, access to property was via two Drives each very pot holed even for a 4x4 to use. There was also a distinct lack of where to go leaflets for things to see and do in the area, on leaving we left our leaflets there for new guests to use when they arrive. Seating in kitchen looked period but was very uncomfortable and all the chairs rickety, with very loose wooden Joints with some previous attempted screw repairs quite dangerous really. These need repairing properly to safe guard future occupants safety when using the focal point kitchen, as this is a premium property it really needs all the little details re- addressing especially the boiler when the rental season finally quietens down. The property could be brought right back up to scratch, over the course of a couple of days re-investment and time. Overall we enjoyed our time there but it could have been so much better.

      Charming little period cottage owned and recently renovated by NTS (free entry to beautiful Threave Gardens).

      Great location for Rockcliffe, nicely set back from the popular beach, with its own private parking next to the cottage. Two small bedrooms upstairs are bright and cosy. Mattresses and pillows could use covers as another reviewer pointed out six months ago. Small bathroom downstairs (steep staircase) with good shower, separate bathtub, toilet, heated towel rail and one tiny sink. Sitting room downstairs is a bit pokey. Well-equipped kitchen has more light and brand new good quality appliances. Oil-fired central heating throughout on a timer. There's an open lawn in front with partial views of coast and a small front patio with a wooden picnic table, four wooden chairs and a large parasol for those Scottish al fresco meals. There's nothing in the way of shops or tearooms in Rockcliffe, just a Mr Whippy van during the day, but there's a Londis convenience shop in nearby Colvend. A delightful 30-minute walk through NTS woods takes you to the little seaside resort of Kippford with a tearoom, pub and yachting club. A beautiful path going the other direction hugs the coast and takes you to a stunning viewpoint in half a mile and continues for another four miles to the sandy beaches of Sandyhills (a bus connects the two villages).

      The cottage, it's location and grounds are lovely and some of the facilities (kitchen/diner and bathroom; except for ridiculously small sink) are good, but it is badly let down by the contents - or rather the lack of them.

      No spare bedding or blankets (or cot); nothing between the sheet and the very cheap mattress through which you could feel the springs and is unhygienic; no hair-dryer; no ordnance survey/walking maps; no suitable drying area or muddy shoe/boot racks. Kitchen poorly supplied: we have never stayed in any self-catering accommodation that did not supply even a few basics - salt, pepper, cooking/olive oil, no hand-wash in the cottage and no welcome supplies. A dishwasher but no salt or rinse aid, even in the machine. The grounds should have been mown and cleared on change-over day between 10am and 5pm, not spoiling our peace on a lovely sunny Tuesday afternoon (and making my hayfever flare up!). Despite all this we enjoyed our week in Rockcliffe with its wonderful walking, but would recommend that anyone visiting should take as many provisions as they can fit in their car - assuming that you are not travelling from abroad!

      Absolutely lovely cottage for the two of us and our two dogs.

      The cottage is recently decorated and with a modern kitchen that is fully equipped with all you need for a self catering holiday. The dog play area was a bonus. We took advantage of the coastal walks from the cottage and the beach. It was all so relaxing without the need to use the car too much. My only comment was with the mattress in the main bedroom - there was no pillow or mattress protectors and the bed was like a bouncy castle, it was so soft that the whole thing moved when you moved. It wasn't the most restful of sleeps. This definitely needed to be replaced with a more firm mattress and a protector. Overall, we loved the area and the cottage and would return to explore further.
