"Great! There were a few spiders and cobwebs when we arrived and some clothes labels in a bedroom bin (like someone had just bought some new clothes, cut the cardboard labels off and put them in there, but hey, that's very trivial really. The kitchen was well-equipped (but a veg peeler would be useful) and the hot-tub was absolutely divine! although the willow screening beside it could do with repair so that it goes back to the height it obviously once was, especially as it's SO close to the neighbours. If you want TV working all the time on all channels and wifi, then this isn't the place for you (sometimes there's no TV signal at all and there's no wifi and hardly any phone reception), but if you want to switch off from all that hectic stuff, relax in the hot tub, see barn owls, woodpeckers,red-legged partridges, wonderful hares and blue-tits nesting in the eaves of the lodge, then you really must go to Lord Derby (which is named after a type of apple as the lodges were built on an old orchard). Beccles is only 10 minutes away and has everything, including a large Tesco, a fairly big Co-Op, Boots, Superdrug etc and pubs & restaurants galore. It's a really fab part of Suffolk with Minsmere (the RSPB's main reserve) only 20 mins away, plus the lovely, quaint seaside resort of Southwold. We would definitely go back for 2 weeks next time as 1 week just wasn't enough time to do and see everything(we didn't even get around to seeing the swimming pool), although we did manage a day at Minsmere (plus 2 early mornings there from 0600 especially to see the bitterns, cuckoos etc before it gets busy), a day at The Suffolk County Show, a great boat trip with lunch on The Lady Florence from Orford Quay, and lots of wallowing in the wonderful hot tub (my daughter even 'hot-tubbed' in the rain on the morning we left as she loved it so much!). Nic was a great host and provided a lovely bottle of wine for us on our arrival which was very welcome. The beds are comfortable and both bedrooms are en-suite which is great when 4 people are sharing the lodge, the 2 sofas are very squidgy but that just forces you to relax even more as it's such an effort to get off them! All in all a really fab place."

"Our party of eight ranged in age from just under two years to sixty-five; we all had a truly wonderful time here. On arrival, the house was spotless and had a lovely welcoming feel; the little welcome pack of goodies was a nice touch and typified the generous amount that the house offered in facilities and appointments.The main room was a joy and being round the table en famille was lovely from breakfast, with the huge garden and massive sky to the evening meals after which we could loll about pleasantly inebriated on the very comfortable chairs and sofas. The garden was wonderful for our little one of twenty months who loved running around, walking along the wall and talking to the horses in the adjoining field. He loved the toys provided too. The house gave us all we needed in such fine style as to make us all incredulous at the two very negative reviews. To moan about wi-fi (which worked fine for us) and the temperature of the pool given all that this house offered we thought ridiculous. We all thought the negatives petty but then some people are either impossible to please or simply negative.We were well-placed being about 35minutes from all Southwold, Aldeburgh, Snape, Orford Ness etc.There were two really minor niggles: the Aga is constantly on, which made the bedroom above uncomfortably warm at times. Also, the welcome-pack was very sparse in terms of local attraction leaflets - well below the standard of most other holiday lets we've stayed in. There was one Suffolk lifestyle magazine which was years out of date.We'd have welcomed more recycling info, its specifies no glass but fails to say what one should do with it, we had a lot - the answer to take it to Framlingham.These were MINOR though and to finish on a positive, this house MADE our holiday, we were comfortable, slept well and loved being here, we all recommend it highly and so would Harry if he could speak.Thanks to the owners for great generosity of spirit in making this beautiful house available to all."

"We had a pleasant stay at Troy and were very lucky with the weather at the end of September. This meant we were able to use both the pool and hot tub on a daily basis which was a highlight of our holiday.The house is well situated to be able to walk into Walberswick and Southwold and other towns such as Aldburgh a short drive away.The property is very spacious but slightly dated in its furnishings and the house currently has a ‘for sale’ in situ. The ‘Welcome to Troy’ file is not very welcoming as it contains many instructions/ orders written in CAPITAL letters which felt like they were being SHOUTED and described all eventualities that would occur additional charges which inhibited out ability to completely relax.On arrival the property was clean but in some areas of the bedrooms and bathrooms there were cobwebs and insects.The equipment in the games room had seen better days and was a disappointment as the state of the dart board and pool table meant both were unplayable.One area to note that if you are bringing a dog the garden is not enclosed and this provides a challenge to keep them safe. We were not informed that the laundry services and pool maintainence would be visiting during the week. On both occasions these men did not come to the door and wandered into the rear of the house which surprised us all and upset our dog as he is anxious around strangers. Prior notification would have meant we could have managed this situation better and would not have felt our privacy had been invaded.Having paid a similar price for other properties over the last few years we were disappointed in the quality of Troy and the lack of personal touches such as a Welcome Pack. However non of this detracted from us having an enjoyable family holiday"

"3 families stayed at the cottage in May. 6 adults, a 17 yr old, a 10 yr old and a 5 year old. The cottage is amazing and the grounds are fantastic. The kitchen is very well equipped, with plenty of crockery, glasses and cutlery. It really is like home from home. There is enough seats etc for everyone and the whole place is lovely and comfortable. There are plenty of bathrooms and had hot water the whole time. There is even a cupboard with extra sheets and towels in if needed. They left us some cookies and cider which was a lovely welcoming touch. We had a Sainsbury delivery on the Friday afternoon and he was brilliant.The pool was freezing which we were disappointed about as we'd had glorious sunshine the week leading up to our stay so thought it might be somewhat warm. The children enjoyed the garden - and the bbq was a hit. Our only criticism is that some bits were a bit tired. The blinds in the bedrooms needed re-threading, a couple of handles needed fixing etc. It didn't spoil our weekend, just a tad annoying when you've paid nearly a £1000 for a weekend away in May. Out and about, Framlingham is lovely and so is the castle. We also went to Southwold which is beautiful. The brewery tour at Adnams is great but you need to book in advance. We had a lovely weekend and would love to stay again. Thank you to the owners for letting us stay in your beautiful property."

"Truly enjoyed our stay. Found the setting & gardens lovely for birding, however, were disappointed the pool pump wasn't working. Understand there was flooding in the pool area from heavy rain just before we arrived. The bedrooms & beds were very comfortable. The conservatory with the heated floor was wonderful as was the AGA in the kitchen. Would have liked to have access to a nonstick pan for fried eggs. Had to fetch toys from under the sofa and would suggest having cleaning crew move & clean under them more often. We changed the bulbs that had burnt out in the stairwell from bulbs we found in the laundry cupboard. The bulbs Victoria bought had too large of base. One lamp in the conservatory has gone bad from sea air but there was plenty of lighting with out that lamp.Loved the extra parking for guests. Had a 90th birthday party and all the elders were easily brought in. Perfect gathering area in the sunny warm gathering room. The gardens were a joy with the children.Put the rubbish out as directed but the men didn't take it away. Recycling bin turned full not with our recyclables. Every thing was as dreamed for a stay in the English countryside. Would stayed longer if it was available."
