"We stayed at the Farmhouse as a base for a 4 day walking break in North Wales. It took a while to find the farmhouse based on the postcode but, with the help from a local shopkeeper, we managed to find it. The location is perfect, down a quiet side road and then down a short path through the beautiful gardens. The house is a very good size and there is a lot of character. The bedrooms were very comfortable and the bath/shower/toilet facilities were also sound. We most enjoyed the level of privacy and being able to sit in the gardens/walk down to the river/paddle and have a few quiet drinks as a family. The main thing which I would say is that some of the facilities either a) didn't work properly or b) did not have sufficient instructions/information. This included the cooker (3 hobs were virtually inoperable/not hot enough and there was no instruction booklet for the hob), the internet (kept cutting out), the TV in the kitchen (no sound at all despite trying to resolve it), the toaster (had an unusual way of working which took some time to work out - no instructions). There were also some basics lacking - no bin bags, no salt and pepper. There was, however, loads of crockery - plates, dishes, glasses etc. Having said the above, I would recommend the cottage and would stay there again now that I know what quirks there are."

"We have stayed in the Royal Oak farmhouse several times over the past few years and consider we have found the perfect retreat. We have been so overwhelmed with the beauty and character of this property, that we have been coming back whenever we can. The farmhouse is delightfully situated in a beautiful garden right in the centre of Betws-y-coed, five minutes away from all amenities and yet so peaceful, you would think you were in the middle of open countryside. We always enjoy walking and exploring new places in Wales and the Royal Oak Farmhouse is an ideal base to travel to most of these places. Beddgellert, LLanwrst, Barmouth, Conwy, to name but a few, and it's a most welcoming place to come back to. When we have been travelling all day it's so nice to know that we are returning to settle down in a lovely warm house in front of a log fire to enjoy the cosiness of this adorable place. We cannot wait until our Christmas break next week (December 2009), when we will again spend a most wonderful time at this precious farmhouse. It really is like coming home."

"Dear friends booked a week at the Royal oak farmhouse and watermill.for us all to share.The price was over £500 in the middle of winter ,certainly not a cheap property. The house and location are amazing. Sadly there was no mention of all the steps within the house .Even the downstairs bedroom had a deep step down into it. .Getting into the dining room and kitchen there were 1 step then 4 steps round a corner and again another step. From the car park was a gate then a long narrow gravel path , totally unsuitable for my wheel chair.There was no mention of the bungalow in the garden about 30 ft. from the house which took away and privacy . We soon realised that the property was up for sale . Maybe that is why it felt so unloved. In all the cottages we have stayed in there is usually a welcoming gift of milk ,cake ,ect .sadly nothing. We even had to request the heating be left on ,it was on a timer of a couple hours morning and again in the evening. THIs was February .Probably in the Summer the house would be wonderful ."

"Lovely location. Very spacious cottage in beautiful surroundings. Particularly enjoyed the peaceful environment. Easy access to shops, restaurant, and local attractions. Just a couple of small points (based on past experience of cottage holidays)... a 'welcome' pint of milk in fridge is a nice touch after a long journey; also a co-ordinated and up to date Welcome pack with general cottage guidelines and local information is useful. The provision of a visitors' book where visitors' comments on local places to visit/eat can be helpful too. We found a drawer full of general brochures........ but mostly out of date. These are minor points though, and did not spoil our enjoyment of the cottage itself."

"What a beautiful cottage! It was soo comfortable and the owners were so very helpful and afforded me the privacy I wanted during my stay, but were also on hand if needed. The cottage is furnished beautifully and I loved lighting the fire in the hearth each night. Excellent facilities and being a foodie I cooked most every night and ate at the grand table in the dining room with candles to boot! Betws-y-Coed is a lovely town and the people are very friendly. Lots of forest walks, a couple of ancient castles with the Tourist Information Centre a stone's throw away there is plenty to do if you so desire. I will definitely be staying there again, in fact it will be a regular yearly holiday destination."
