"Well, what can we say about this accommodation. The location is stunning with breathtaking surroundings and the river at the bottom of the garden gives a wonderful background noise. We were met by Gavin one of the owners on arrival who showed us what we needed for a comfortable stay. There was a courtesy hamper with a few essentials and local produce (thank you) which we enjoyed working our way through. The Annex is well set out with a cosy feel, it had all you could need in the kitchen if you decide to eat in, there were books, dvd's, the Sky TV with Sports was a bonus and children's board games which we made use from. The Wifi worked when it wanted but this was a blessing in disguise as it enabled us to get a way from everything. Gavin and Sarah were perfect host and were around if needed, their boys ( 9 & 7) provided daily entertainment fo my 3 children (9,5 &5) whether it was taking them picking apples in the orchard, fishing by the river, organising football practice / matches or bike races. They were a lovely family and all ensued our stay was the perfect one. The surrounding area of the accommodation was made up of stunning mountain views with the river a constant divide. We had some wonderful walks and would bring the bikes to try the mountain bike trails when we return. Just 15 mins to Barmouth this holiday has all you need just a short trip to the seaside and shorter journey to tranquility off the waterfalls. On the last evening we were treated to a clear sky and the star gaining was unbelievable, I must remember the telescope for the next visit. Wheather you want to enjoy th mountain range and go walking/biking or want to build sand castles on the beach this is the perfect location and the perfect accommodation. We are already looking forward to our next visit."

"We are a group of three families who meet up once a year for a family holiday. Tan Llan is a great property and in a great location. I'm sure that in the future we will visit again to explore and revisit the vast array of locations and activities this area has to offer. We had a great holiday. We would however, like to add just a little constructive criticism. Over the years we have stayed in some beautiful houses around the UK with other companies and we would like to draw your attention to a couple of things that although small would have not given us any reason to grumble. While the property is well equipped it would have been nice to have had more than one toilet roll in each bathroom/toilet. A few more tea towels would mean that we didn't need to wash and dry the only two towels every day, even with two dishwashers you do still need to dry some items of cookware. We also wanted to open the kitchen door on the days it was sunny! However we didn't find the key to the kitchen door until the day we left as we were putting the house key in the key safe and found it full of keys! A clock would have been nice in the kitchen also. I know that theses are little issues but they were the things that made us slightly annoyed. We would like to let you know that we did have a slight problem with water coming in to one of the top bedrooms in the main house when it rained, there was a slate missing off the roof. We rang the housekeeper number and they got back to us quickly and came and changed the bed that had got wet in the night. They dealt with the problem very professionally and quickly so please pass on our thanks."

"The Annex is a beautiful, spacious and modern barn conversion. The accommodation had recently been renovated to a very high standard and had all modern requirements without compromising on the historical charm of exposed brickwork, original fireplaces and a beautiful log burner. Set in lovely grounds opposite stunning mountain views and a short amble to the bottom of the garden leads to the river. The location is excellent for driving to the local beaches at Barmouth or the many spectacular forest, river or mountains walks, starting a short drive away. The accommodation was immaculately presented and very clean. We received a welcome pack that was really thoughtful and not expected. The owners, Gavin, Sarah, Gethin & Arwyn made us feel very welcome throughout our stay. There was lots of useful information at the cottage on the best walks, they told us how to find local attractions and even how to get to the Bonfire Night celebrations in a nearby field. The neighbours who live a little way down the track were also so welcoming and friendly. The local Spar shop, a useful 5 minutes drive in the car had all we needed. We found the local community just so friendly and helpful. I very rarely revisit a holiday location but this will be one that I go back to again and again because it was so perfect... I know exactly where I will be spending my spring break!"

"This is without question the most stunning property I have been in let alone stayed in. Often places are advertised to accommodate a certain amount of people and its too tight for space, this place however gave all 16 of us the most comfortable stay we have experienced outside our own homes. It is situated perfectly, not far from a village to get any supplies you might need yet has the feel of being in the middle of nowhere. The facilities are top class, good cooking equipment , towels, games room, en-suite on almost every room, dishwasher etc. The list is endless. The grounds that this property sits on are stunning, beautiful gardens perfectly kept and a slow running river beyond that. Huge outside tables and plenty of chairs to enjoy a drink or have your breakfast. The whole place is pristine and of the 16 of us that stayed we cannot think of a single thing to have made the stay better or more comfortable. The owners of this property and people behind the upkeep should be proud of what they have achieved to present it in the manner that they have. I cannot recommend it enough, if I have a complaint it would be how can we ever top this place. Book it immediately and for longer than intended because none of us wanted to leave"

"We had the best week staying Hen Gelligemlyn - The Annexe and would definitely recommend to anyone that is interested in a trip away in the UK and I am also looking for another date that I can go too, we loved it that much we will definitely be back. The location was amazing - in the mountains, quiet, peaceful and so scenic but lots of things to do a short drive away. The Annex owners- we can not be more thankful for having such a great family support us with our stay, they were there to welcome us, give us any information we needed, to re-stock the fire wood and their children were so sweet and polite the boys ended up playing football / boxing with them. A huge thank you Gavin who help direct us to a special location and was so helpful. The Annex itself is just stunning, beautifully finished with great views out of the bi-fold doors, it had everything you needed for a comfy and cosy stay - the fire for me was a highlight. Again just such a lovely week in a lovely location in a breath-taking annex!"
