Sitting in a spectacular, secluded spot, this fantastic farmhouse and beautiful barn provides larger groups with a wonderful base from which to explore the borderlands of England and Wales.

With glorious panoramic views over the Wye Valley, this rural retreat puts you in the heart of some great walking country, with local footpaths running nearby and the Herefordshire Trail, Three Rivers Ride, Wye Valley Walk and Offa s Dyke Path all within easy reach. Alternatively, you can explore the region by canoe or by mountain bike both of which are available to hire locally or travel further afield to hike in the Black Mountains. For less energetic adventures, the literary streets of Hay on Wye lie 3 miles to the west, where you will find great bookshops, antique shops, galleries and boutiques, and plenty of pubs, restaurants and cafes to enjoy. Originally dating from the late 1700s, this comfortably converted farmhouse and barn have been restored to retain their period charm, with oak beams and exposed wood throughout. The farmhouse has a well equipped kitchen with everything you need to cater for your stay, with a dining table that allows you to share a meal together. Two stone steps take you down to the spacious sitting room, complete with both a wood burning stove and storage heater to remove the chill from cooler days and create a cosy atmosphere for warm nights curled up in front of the TV. The property s ground floor also has a bathroom with a bath and shower. Up the main stairs you will find three of the bedrooms, comprising a king size room, a bunk room, and a double room which can be made into 2 small singles. At the opposite end of the cottage is a second twin room (with 2 6 beds), which is reached up steep ladder stairs, so is only suitable for more agile guests. The property also benefits from a separate barn conversion, which contains its own kitchen, dining area, lounge and shower room, and is ideal for a couple who want their own space at the end of the day. However, as steep ladder stairs lead up to the gallery bedroom with double bed, the annexe will not suit those with limited mobility. Set within large gardens, there is plenty of outdoor space for guests to enjoy, so you can dine alfresco. At 300 metres above sea level the property s elevated position offers outstanding views across the Wye Valley and Herefordshire, but it does mean that the shared track leading to the door is quite steep. Find plenty of parking at the property but access is via the shared track which is a steep and fairly rough stone farm track, some drivers might prefer to park in the lower off road parking area and walk up. Need to know: 5 bedrooms 1 king size, 1 twin (2ft6 beds), 1 double which can be made into 2 single 2ft 6 beds, 1 bunk room in the farmhouse; 1 double in the barn. 2 bath/shower rooms 1 with bath and shower fitting in farmhouse; 1 with shower in barn. 2 kitchens electric oven, microwave, fridge/freezer, dishwasher, washing machine in farmhouse; electric oven, microwave, fridge in barn. 2 wood burners 1 in farmhouse; 1 in barn (logs included). TV, DVD (in farmhouse). Piano (in barn). Wi Fi included. Towels not provided. Large garden with picnic tables, benches and soft reclining chairs. 2 dogs welcome. Pets to be kept under control outside due to livestock in the surrounding fields. Steep ladder stairs to 1 twin bedroom in farmhouse and double bedroom in barn. 3 miles to Hay on Wye. Shops and pubs within 3 miles. Travel cot avaliable. Ample parking available for 4 cars, if preferred there is off road parking at the bottom of the shared track, please note this is not suitable for low slung cars as the track is steep and a fairly rough stone farm track. Please note property features restricted head height in places and steep stairs. Properties BN070 & BN221 can be booked together to sleep 16.
