A nice location backing onto a lovely park with dog walks and nice areas for children to play in. A river also runs past the property and is very picturesque. Most of the rooms are large and spacious and there are lots of little nooks with comfy chairs and settees. The open plan living area is very large and has plenty of seating. The games room is excellent, providing another large space with plenty of seating and a dining table big enough to fit ten. Lovely outdoor space with further nice seating and a large flat area to enjoy garden games. Unfortunately it is definitely not a luxury dwelling. The house is very shoddly finished. Electrical wires hanging around, a cat flap for some strange reason, fitted into the wall above the pipework in the bathroom, but not leading to the outside. So not a cat flap! Skirting boards in most places are several inches from the floor leaving 'dirt trap' gaps. There are not enough (working) lights so the house is quite dim. The only room that had a bright enough light in it was the shower in the master bedroom. Unfortunately, that is controlled by a sensor and the shower is a glass wall into the bedroom so use the bathroom during the night - everybody gets woken up! Also, none of the bathrooms had locks on which, in a communal house was not great. There are no instruction booklets on how to use anything. The small bedroom, which we had 2 adults in, is really only a child's room and the chest of drawers that were in there couldn't be used, because both beds jammed up against them as the room was so small. The house had not been cleaned, particularly well. Lots of dirty, dusty cobwebs all around the ceilings and the bathrooms all left a lot to be desired. The hot tub had quite a nasty scummy layer on top. We cleaned it ourselves and asked the owner to come round and have a look at it, but all he did was chlorine test it. Unfortunately, the chlorine was so strong it actually made our eyes water! The covered decking area smelt very strongly of dog *** even after I'd washed it down several times with a strong disinfectant, The Astroturf covering the deck really needs removing. The towels supplied were old, small and not enough of them for the amount of people we had there. And one of the most disappointing things was that there was no washing machine which would have been a very useful thing to have even if only to freshen up beach towels, etc.Having said that, with some general maintenance and repairs, better lighting, and the interior painting being done to a much better standard, instruction manuals for things in the house and the removal of the awful astroturf , it would be a truly fantastic place to stay.

Was a lovely place to stay. Beds so comfy and plenty of space. There was too much chlorine in the hot tub which was disappointing as only used it twice as made our eyes water. There was no pool table as it was broken so the boys in our group were disappointed as were looking forward to it. The televisions were also difficult to work out. Could only get tv using apps. Otherwise we had a lovely family holiday. We had just lost my dad a couple of months previous and wanted somewhere where we could all get together and make memories. Everyone was relaxed and chilled out by the end of it. Just needed some tlc and I would give it 5 stars. Owner was great and really helpful. Would definately love to go back

Such a shame to have to mark this one down. It is spacious and has the potential to be excellent. HOWEVER, the main settee is uncomfortable, the downstairs bedrooms smell of drains, the roof on the games room vibrates when the wind blows and the place is generally unfinished. There are unprotected cables just pinned to the walls (is that legal?) and unfinished tiling all over the place.It looks like whoever maintains and develops this place is either out of their depth or just doesn't give a monkeys. We paid top dollar for this place and were very disappointed with the overall standard of it.
