Nestled within the peaceful village of Leavening, just 16 miles north of the popular medieval city of York. This location is a wonderful blend of countryside and town getaway to be enjoyed by the whole family. Step outside your front door to explore the gentle countryside surrounding you before taking respite in the welcoming village pub, located within walking distance of the cottage or travel just 9 miles to visit the historic Castle Howard, sitting in the very heart of the beautiful Howardian Hills. Travel 14 miles north to reach the market town of Pickering and jump on the steam train to the coastal town of Whitby or enjoy a day of family fun at Flamingo Land just 13.5 miles away. Step inside and make your way through the entrance hall leading into the welcoming lounge. Comfortable sofas surround the traditional wood burner and TV so the entire family can cosy up following a day of exploration. There's a separate snug/games room complete with TV and pool table; perfect to keep the children entertained. Continue down the hall to reach the contemporary kitchen and dining area. The remaining bedrooms are accessed via another staircase from the lounge, here you'll find the master bedroom, home to a comfortable king sized bed and en suite shower room. The third bedroom is a cosy double, with the fourth a super king size bedroom. These two rooms share the luxurious house bathroom complete with enormous free standing bath and walk in shower, so you can either lose yourself in the bubbles or freshen up with an invigorating shower. The exterior is as impressive as the interior, step outside to find a large wrap around enclosed garden, perfect if you brought the dogs along. Make the most of the outdoor furniture during the warmer months, and of course the wonderful wood fired hot tub; a true joy no matter the weather. Throw down a blanket and lose yourself in a good book or enjoy a spot of outdoor games with the children, whatever you fancy, there's plenty of space to be appreciated.
