The property has been furnished to an extremely high standard, beautifully presented and equipped. At the front of the property there is a spacious patio with decking, outside seating and a hot tub to relax. At the back there is a large balcony with comfortable seating and picturesque views of the surrounding woodlands and countryside. The lodge is situated on the outskirts of the pretty village of Ugthorpe, just a short drive to the popular seaside resort of Sandsend and the historic town of Whitby. Pond Farm Woodlands is an ideal base to enjoy the beauty and many attractions of both the coast and the North York Moors. It is also a perfect getaway with some extra touches of luxury available. The property is all on one level, has a large private garden and ample parking.

Entrance:  Up one small step into the kitchen/diner.

Kitchen/Diner: Fridge, gas hob, electric oven with grill, dishwasher, microwave, breakfast bar, dining table and chairs, TV.

Lounge: Comfortable sofas and armchairs, woodburning stove, 55 inch Smart TV, Xbox and Kinect, Blu-ray. Door with one small step leading out to a large decked balcony. 

Bedroom 1: King-size bed, wardrobe, chest of drawers, TV, en-suite.

En-suite: Walk-in shower, toilet and washbasin.

Bedroom 2: Two single beds, chest of drawers, hanging space, TV.

Bedroom 3: Double bed, chest of drawers, hanging space, TV.

Bath Room: Bath, shower over bath, toilet, washbasin.

Outbuilding: Shed for storing bicycles with two bicycles available and barbecue; wash house with washing machine, dryer, full size freezer and a dog shower facility which can also be used for bikes.

Pets: One dog is welcome.

Parking: Private parking for six cars.

Garden/Patio: Large garden partly covered with woodlands, decked front patio with furniture and hot tub, spacious balcony with outside seating at the back.

Heating: Combi oil central heating, woodburning stove in the lounge, logs provided by the owner with an extra charge.

Short breaks: Accepted anytime.

Notes: Towels are provided including dog towels. Unlimited WiFi available free of charge. Mobile phone signal variable. Property might be suitable for people with limited mobility. Extra services may be available at the property for an additional charge. Please note there is a pond near the property. The maximum occupancy of the property is 6 due to insurance issues.
