Found in an enviable lakeside location within the Yorkshire Wolds in the East Riding of Yorkshire, Emmotland Retreat benefits from accommodation all on the ground floor, including a wet room-style bathroom. It offers carp fishing on site, and is ideal for two couples or a small family looking to spend quality time together exploring this stunning corner of Yorkshire. After driving through the fishing lakes, find Emmotland Retreat and enter into the large open plan living area which offers great views over one of the fishing lakes. The modern kitchen is to one side and offers an induction hob, electric oven, and microwave. There is plenty of cupboard space for your holiday essentials and lots of space for preparing a delicious home cooked meal which can be enjoyed on the dining table close by. On an evening relax in the inviting seating area with two deep filled sofas and a Smart TV for your entertainment. This bright and airy room provides great views out over the fishing lake, which completely private and solely for guest use. After a long day exploring the local area, choose from one of two beautifully presented bedrooms; a double room with TV and en-suite bathroom with an extra deep bath, or a lakeview zip and link super kingsize room with TV. The accommodation is completed by a wet room style bathroom with large walk-in shower.
Step outside onto the large, enclosed patio which offers great views out across the lake. With additional seating, this area is a real sun trap during the warmer summer months.
The village of North Frodingham offers a village pub and you can find a post office and general store, Chinese restaurant and a fish and chip shop in the next village. A five-minute drive will bring you to the seaside village of Skipsea, and the thriving coastal town of Hornsea is just ten minutes up the coast. Surrounded by the Yorkshire Wolds, this area offers miles of walking and cycling opportunities and the stately homes of Sledmere House, Burton Agnes and Castle Howard under an hour’s drive away. Cottage was lovely & very well equipped, large fridge freezer, microwave & oven.I read a review about chipped plates so we did take our own, but I was pleased to see owners must of bought a new dinner service.Coffee cups are a nice size for a decent cuppa.Beds & sofas comfy, the beds all have toppers.Internet is hit & miss if watching something on TV and using phone the TV will buffer.Tea, coffee & sugar & bottled water provided on arrival as the water isn't great to drink.Enclosed garden was great for our dog.Road to fishing lake has a lot of pot holes so drive carefully.Top tips of stuff to take with you:Salt & Pepper pots.A torch as if taking your dog for a walk on a night it's very rural so no lighting.Extra towels for the hot tub (we found the hot tub not very hot, set at 37 but once in it on an evening it dropped to 35 so more of a warm tub - did message owner & he said he would pop by to increase heat setting but never turned up)A decent fan if going in hotter months, there is a small fan but it's not very good.Tin of fly spray as its located close to dairy farms & on a warm day the outside seating area & closed hot tub is swarming with flies so if you have the door open the cottage becomes infested - hubby took the fly squatter out every day & killed 50+ flies but they just keep coming which is no fault of the owners at all.The cottage is nice, but with just a little few extra touches & a deep clean it could be stunning, as others have posted grout in walk in shower is mouldy black & the tiles around the hob were grimmy - i state were as i cleaned them.Plus the vacuum wasn't very powerful.All in all we enjoyed our stay but don't know if we would book again in warmer months due to the flys & cleanliness not being great.

Nice quiet location with no traffic noise at all, Garden is fully enclosed if you have a dog the more energetic may jump the lower fence but only into a grassy area in front of it. It lacked a few oven dishes if you like to cook you own meals but we got by. We had a few issues with the property due to a water leak the previous week and it wasn’t easy to get hold of the owners when you needed them after the electric tripped every time we put the light on, but they did get back to us eventually ( the next day) and repaired it.

The standard of cleaning was poor. Shower cubicle walls covered with black mould, gunge in shower drain, overhead shower doesn’t work properly. Cobwebs on walls,doors,windows. Dinner plates chipped. Outside of hot tub covered in dust and webs, didn’t use it. It would be a good place to stay if it has a deep clean.
