Good location close to transport and town centre. Room sizes were okay but the layout in one bedroom made it difficult to get in and out of bed easily.

Lovely little place to stay and easy walking distance to Leamington high street 5-10 minutes on flat ground. Quite steep stairs up to first floor. Could do with a couple more serving dishes/ spoons for those who choose to eat-in. Just a note to get the oven working you need to set the timer - confused us at first but we got there in the end!
