No smoking.. Cart Lodge is an 18th-century listed, detached property, converted to the highest standard whilst keeping its character, and has unrivalled views over the beautiful Suffolk countryside. As you arrive you will appreciate the quiet and tranquil location. Continue up the drive and Cart Lodge is situated on the right-hand side, a beautiful fully renovated single-storey barn. The owners have installed a ramp to the front door as well as steps so that a wheelchair can access the accommodation which is all on the ground floor.
As you step through the door into the living/dining room you will notice how bright and airy the property is and you will see the beautiful views across open countryside. This area has a vaulted ceiling and beams with comfortable sofas. One is a small sofa bed suitable for a child. The separate fully fitted kitchen has everything you need to cook a meal or prepare a barbecue. Both spacious bedrooms are on the ground level and comprise of a double, and a twin which can be linked as a double. A cot is also available. The large spacious walk-in shower has a handrail for support.
The rear lawned garden with decking is ideal for sunbathing, sipping your favourite tipple or a tasty barbecue. The Suffolk skies are renowned for star gazing. What better way to see the milky way than from the hot tub, which is not overlooked. You also have access to the grounds with the large moat. There are two platforms where you can sit and fish (fishing rods are available).
Fressingfield is only 8 miles from the picturesque market town of Eye with its 11th-century castle, array of shops and restaurants. Why not do the Town Trail and visit some of the historic buildings and museums?
No visit to Suffolk is complete without visiting the stunning Suffolk coast. A trip to the traditional town of Southwold, home to a famous brewery, is the perfect way to spend a day with its independent shops and restaurants. Close by is Aldeburgh where you will find the famous fish and chip shop. Get there early as it is very popular. Just a little further on is the small village of Thorpeness which is dominated by the Mere. It is popular all year round and bears witness to the village’s fantastical past. In 1910 Stuart Ogilvie bought the hamlet and set to transform it into a private fantasy holiday village. Today the village is just how Ogilvie envisaged it with pretty, mock Tudor houses. You can hire boats and take a trip round the picturesque six-thousand-acre Mere to see the islands and inlets, all named by J M Barrie, the author of Peter Pan, and where you will see statues of Wendy and Peter Pan. There is a regatta on the Mere every August which culminates in a torch lit parade of boats and fireworks.
There are many activities nearby including golf, horse riding, tennis courts, water sports, cycling and hiking.

This property is ideal for someone who wants to be completely isolated, as it is about 3 miles from the nearest road that has white lines. You need a good satnav to find it.The Cart Lodge is an attractive property sitting in the shadow of a large oak tree. Whilst this is very scenic, it means that one's car rapidly gets covered in the sap from the tree, as does the cover of the hot tub. This in turn attracts dozens of wasps who feed on it.The fixtures and fittings are pretty much as shown in the pictures online, but we found the sofas to be quite uncomfortable. In the kitchen the work surfaces were permanently "sticky" no matter how many times we cleaned them.The bathroom was adequate, but in need of some TLC.The owner Richard was a very nice chap who explained everything and even brought us some fresh eggs one day.Overall we were disappointed, and felt that this property was not up to the usual standards of Cottages.com.

Cart Lodge ReviewThe lodge is modern, clean and spacious with a country feel and looks out onto acres of arable farmland. We took our dog who enjoyed being able to explore the two grassed fields at the front and rear of the farmhouse. Inside and out provision has been made for a wide range of mobility: accessible ramp, wide doorways, walk-in shower and higher wc.It’s a real home from home with well thought out appliances, utensils, crockery. Laundry appliances and freezer are a short walk up the driveway.To keep you entertained there are a range of board games, jigsaws, audio and tv/video media.For nature lovers you may see game birds, roe deer and hares in the fields, and blue tits and a greater spotted woodpecker on the bird feeder. Binoculars at the lodge help bring them closer.Our hosts are friendly and the farm chickens might even lay some eggs for you.We can recommend this property and would not hesitate to return and use it as a base to explore Suffolk.If you fancy walking into Fressingfield it is a good 40 minute walk across footpaths.

Lovely location with lots of walks close by. Richard was a friendly, helpful host, even letting my grandson collect some fresh eggs from the chicken runs for his breakfast. Hot tub was lovely and beds very comfortable. The property dropped stars because the enclosed garden was accessed out of front door and through a gate with no windows looking on to it. I prefer to just open a door to let my grandson & dogs run in and out to garden directly and to see them. Also, the decking is not accessed directly through a door, we had to go out of kitchen door and access this via side of property and it was not enclosed for dog/child security. Once sitting in the lounge, on the deck or in the hot tub the hedge was too high to see the lovely open fields view and sunset. We had a lovely holiday but will not use the Cart Lodge again as it is.
