With enviable waterside views, this cottage overlooks the river from the rear and is ideally located to explore the Tarka Trail and conveniently situated within walking distance from Bideford with its town amenities. For those looking slightly further afield, you will be just a short drive from the local sandy beaches at Instow and Westward Ho!. Live like a local and make the most of exploring the local area with bicycle or kayak hire for an immersive visit to North Devon. A little further afield are also the beaches of Saunton and Croyde, both worth a visit. On entering the cottage, you will find yourself in the entrance hall with the lounge on your right; this room has a Smart TV, wood burner effect electric fire and comfortable sofas. Heading onwards, a second lounge area has a sofa and games, puzzles and an area for a dog bed. This leads to a dining room with French doors leading out to the garden; this room is equipped with a large farmhouse table and chairs, ideal for eating in. The kitchen is a galley style room, well equipped with electric cooker, microwave, fridge/freezer, dishwasher and washing machine. Just off the kitchen is a spacious shower room with WC. Upstairs, there are two bedrooms: one super king with Smart TV and ample space for a travel cot if necessary, and one twin (zip and link, can be a double on request) with views over the garden and the river. The bathroom completes the accommodation and is spacious and stylish with a freestanding roll top bath, separate shower cubicle and WC. Stepping outside is a rear patio garden with a raised decked area and superb riverside views across to the town. Relax and enjoy a BBQ or just sit back and listen to the river lapping up against the garden wall. Need to know: 2 bedrooms 1 super king size and 1 twin/zip and link room (beds when single 2'6" and king size when zipped). 2 bathrooms 1 bathroom with roll top bath and separate shower on the first floor and 1 shower room on the ground floor. Roadside parking available nearby (restrictions in place Monday to Friday 08:00 18:00) or public pay and display car park close by. The Royal Hotel also offer parking and are situated a few minutes walk away (subject to availability and charge). The garden wall is directly on the river therefore children should be supervised. Dog towels are not provided. Beach 3 miles; shops, pubs and restaurants all within walking distance.
