All activities and facilities are subject to availability and can be booked online through finlakeresort.co.uk up to 90 days prior to arrival

Any facilities unable to operate in line with government guidance regarding social distancing will be temporarily suspended during your stay in order to ensure that you and your family are safe. This could affect the swimming pool and indoor entertainment venues. However, where facilities can be safely operated like a wide range of takeaway options, supermarket and laundrette services they will remain available.

Please note that stairgates are fitted as standard in this two-storey accommodation.

All hot tubs seat four people (please note due to being an Eco Pod the hot tub won’t be available for the first night)

Swimming pool must be pre-booked prior to your arrival, this is essential to avoid disappointment. Swimming is 1 hour duration at peak times.

The outdoor pool is open from 10-18:00 Saturday and Sunday from April 1st – 21st July 2023 and 7 days a week from the 22nd July – 3rd Sept 2023.

To inform you we will be closing all indoor pool facilities for Finlake Falls on Monday 25th November for 3 days whilst the indoor pool gets works completed. The gym will remain open with the sauna and steam room, we are opening the outdoor pool for 3 days whilst the work happens but between 0900-1530.We will not be offering any compensation for this as the outdoor pool will be open instead and the other facilities remain open.

Booking Requirements

Same-Sex (any age) or Mixed Groups Under 25: Must call before booking to ensure park acceptance.

Pet-Friendly Units: The park offers both pet and non-pet-friendly accommodations. Please contact the call centre for specific enquiries.

- Park can only accept bookings up to 14 nights.

Accommodation Details

Hot Tubs: All hot tubs seat four people. Eco Pod hot tubs will not be available on the first night.

All Hot tubs to be vacated by 10:30pm.

Bed Arrangements: Some accommodations include two double beds or bunk beds. Call to specify preferences when booking.

Single Beds: Twin room beds in caravans and holiday homes are not full-size adult beds.

Cots: Cannot fit into caravan and holiday home bedrooms; only placed in lounges. If a cot is needed in a bedroom, please book a lodge property.

Cot Mattresses: Not provided for travel cots—guests must set them up for health and safety reasons.

We provide a complimentary bath towel per person, if you are looking to use the swimming pool/hot tubs - we advise to bring extra towels for your stay.

If you specifically require an accommodation with a bath, please specify at time of booking through Hoseasons call centre as not all units have baths.

Resort Policies

Cashless Park: Finlake Resort and Spa do not accept cash payments.

Security Deposit: £250 pre-authorisation required before arrival (up to 10 days prior). This is not taken or held—process via finlakeresort.co.uk. Accommodation addresses and digital keys are sent on check-in day - activated two hours before check in time .

Check in is at 16:00/ Check out is at 10:00am.

Due to being a Family friendly park, we ask all guests to keep noise levels at a minimum.

All personal effects are at the responsibility of the guests.

Vehicle & Equipment Restrictions

Electric Vehicles (EVs): Charging not permitted from accommodation power supply—use designated charging points on-site or locally. Damages from unauthorised charging will be recovered.

Electric Scooters: Not permitted on the park.

There is in general one parking space per unit, any extra vehicles we ask all guests to park within the main car park, kindly please do not park on the grass.

Facilities & Activities

Swimming Pool: Pre-booking required before arrival. Sessions last 1 hour.

The outdoor pool is seasonal, please call main reception or leisure team for opening times and dates of the pool

Booking Activities & Facilities: Available up to 90 days before arrival at finlakeresort.co.uk.

Fitness Classes: Bookable 7 days in advance. These are chargeable extras.

The gym is available at £6 a day - minimum age of 16.

Spa facilities are at an additional cost.

Digital Key System: Keys are automatically activated at 4 PM on arrival day via our Justin Mobile App.

Additional Considerations

Accommodation Size & Photos: Category's and accommodations vary in size and interior due to private ownership. The unit shown in photos may not be the exact unit assigned.

Special Requests: Requests including but not limited too proximity to friends must be made via Hoseasons call centre—but cannot be guaranteed.

Hairdryers: Not provided in accommodations—please bring your own.

Self-Accommodating Park: Guests are responsible for their own arrangements. We provide the basics to start your holiday such as 1 toilet roll per bathroom. Any extras you would be required to bring yourself.

WiFi: complimentary service, but not guaranteed—unsuitable for business use due to the park's woodland environment.

Limited amount of stairgates (used within the Woodland Lodges)

BBQs are only permitted to be used on the hardstanding car parking space due to fire safety regulations. Therefore, not permitted on decking and grassed areas.

Please note Finlake Resort & Spa does have steep gradients and steps around the resort, which may make it difficult for wheelchair users or those with mobility challenges.

Holiday Home Size Guide - Designed for ComfortOur holiday homes are thoughtfully laid out to provide a cosy and practical space for your getaway. Here's what you can typically expect:

* Size of Holiday Homes: 37.00/12.00

* Bedrooms:Each home includes one double bedroom and either one or two twin bedrooms, depending on whether you've booked a 4-berth or 6-berth unit. All beds are slightly smaller than standard Single Beds: Twin room beds in caravans and holiday homes are not full-size adult beds.* Dining Area:A dining table with seating for four is provided in every home. For 6-berth units, you'll also find two foldaway chairs for additional seating when needed.* Bathroom:Most homes feature one bathroom with a shower. While some layouts may vary slightly, this is the standard configuration across the park.

Any bookings booked in the Woodland Lodges that include hot tubs are tested daily, so access is required through the accommodation to ensure we have done this. We will knock first before entering, but if we have not heard a reply, we will enter as this is a safety requirement. Please also note all hot tubs are tested daily and our team will enter decking’s to test.
