The distinctive dark red soil, typical in this area, makes it a scenic setting ideal for walking and exploring. Nearby is the town of Tiverton, which has a pretty canal offering boats for hire. Further afield is the city of Exeter, with its huge variety of shops and restaurants. Stepping into the house you are greeted by a hall, an ideal place for muddy boots, coats or buggy s, here you will find the shower room with shower and utility area with washing machine and tumble dryer. Move through into the open plan lounge/kitchen/diner with a warm and welcoming feel. Catering for a three course meal or just a light snack is a breeze as the kitchen area has all you need including an electric oven and hob, microwave, fridge/freezer and dishwasher. The lounge/dining area is light and bright with a huge dining table overlooking the tennis court and fields beyond. Comfy sofas and a Smart TV completes this social area. Doors lead out from here onto the patio with private hot tub. Back inside, through to an inner hall with a snug with TV which is ideal for children or a perfect office space if required. There is a second more formal lounge with beams, feature stone fireplace, Smart TV/DVD and sofas. The staircase leads up to four bedrooms two are king size and there is a further king size with an en suite shower room with shower and WC and also a twin room. Completing the accommodation is a large bathroom with hand held shower over the bath and WC. Heading outside there is an enclosed patio with private hot tub, garden furniture and BBQ. Guests also have use of a shared tennis court. Ample off road parking is provided for up to three cars, there is also an electrical charging point for vehicles.
