Located just off the sitting room, accessed up two steps, is a light and airy, well-equipped kitchen where you will find a range of quality appliances including electric cooker and hob, full size dishwasher, microwave, full size fridge/freezer and washing machine.

Moving onto the first floor, you will find the two light and spacious beautifully presented bedrooms,one a double and the other a twin, each with their own TV's offering the perfect spaces to rest your heads after a day exploring all the area has to offer.

Outside to the front of the property you will find a delightful courtyard with bistro table and chairs, ideal for morning coffee or an alfresco breakfast.

It is just a short stroll into the centre of the idyllic,fishing village of Lympstone where you will find all you need including a local shop, post office, café and four thriving pubs. The quaint harbour is a focal point in the village offering stunning views across the Exe Esturary.There are cobbled lanes leading down to the shoreline of the Exe,a RAMSAR Site of Special Scientific Interest, recognised for its migratory bird life during the winter months. The spectacular sunsets over Powderham Castle make this and ideal spot to enjoy an evening drink before dining in one of the local pubs. The Exe Cycle Trail and SW Coastpath offer delightful walks or bike rides to Exmouth, Topsham and beyond. For those seeking fine dining cuisine the cottage is on the doorstep of Michael Caines’ acclaimed Michelin Star, Lympstone Manor.

Off-road parking for one car.

Additional cars can be accommodated on request.

Bike hire available within 1/2 mile, and dry storage for bikes if you bring your own.

One well-behaved dog welcome at £30 per week.

Note:The property is set back from the main road and there is some road noise, particularly if the windows are open.To walk into the village there is a stretch of 100m along the road, part of which has no pavement.The driveway to the property is accessed directly from the main road and care must be taken when pulling out.
