… along a country lane, ¼ mile from one of the pubs in Branscombe and 1½ miles from the sea, a pretty 16th cent. stone-built house set within 2 acres of enclosed, immaculately kept gardens and woodland. Sloping lawned garden with pergola (table/chairs), excellent for alfresco dining, thatched linhay, old covered well. Birds and wildlife, such as deer, badgers and rabbits, are often spotted. In a small barn, games room ( children’s compendium games table) upstairs (uneven steps) and, downstairs, a utility room (washing machine, tumble drier, freezer). Outdoor loo. The owners occasionally stay in a small cottage adjacent to the house.
Hall with flagstone floor. Dining room with huge inglenook fireplace (woodburner), beams and sweet little mullioned windows with window seats. Steep uneven stairs up to a double bedroom. Attractive living room on two levels with mullioned windows, central pillar, beams, wood floor (rugs), inglenook (woodburner), TV/DVD and light furnishings. Long, narrow stylish fitted kitchen (dishwasher, microwave, fridge-freezer, cooker with halogen hob), leading to light conservatory with table/chairs for 4 and glazed doors to the garden.
Two original uneven steep winding staircases lead upstairs from the dining room and the living room to four bedrooms:
- The master double with beams and 2 steps up to dressing room/nursery. En suite shower and separate loo (washbasin, bidet).
- A double with beams and mullioned windows looking over the garden
- A twin with door to the garden. This room and the previous double share a small bathroom (suite with 4’ hip bath plus bath-shower).
- A double with beams, mullioned windows and steep stairs down to the dining room. En suite shower-room (suite) and bathroom (bath, washbasin).
A charming house with interesting original features in a picturesque, unspoilt coastal spot.

"This is a very lovely house externally with superb grounds.Great for young children. The dining room, lounge are characterful and fine. The galley kitchen has everything but takes some getting used to. The bathrooms are old. Some furniture/beds should be replaced as we would expect better given the weekly cost in the high season of over £2000"
