About this property

With far reaching views that span across fields and countryside of the Axe Valley, Apple Barn is beautiful barn conversion situated within the owner's 17th century, grade II listed farmstead. Bordering Devon, Dorset and Somerset with Lyme Regis and the Jurassic Coast just 5 miles away, this is a perfect base for exploring. Step up to the decking and through patio doors into the beautiful open plan living room, with solid oak floors and an elegant sweeping open tread staircase. The room is divided into a comfortable relaxing space with two sofas arranged around a wood burning stove (Starter pack only for fire provided), a dining space centrally positioned with a country kitchen at the far end, equipped with everything you need for a relaxing stay. A step leads down to a spacious, ground floor king-size bedroom with large patio doors, a TV and en-suite shower room. On the first floor there are two beautifully dressed en-suite bedrooms, a zip link, twin room that can be joined together as a super-king bed and a double room. Outside, a large decked patio looks out across the Axe Valley and is equipped with tables and chairs. There is a charcoal BBQ available (charcoal not provided) and plenty of parking. A dog is welcome and there are plenty of countryside walks right on the doorstep, however your pet must be kept under control at all times due to livestock. The town of Axminster is just 2 miles away, which hosts a weekly market and offers a number of supermarkets and the popular River Cottage Canteen. River Cottage HQ is just outside the town. For days at the beach Lyme Regis and Charmouth offer a fine variety of good restaurants, pubs and shops and an opportunity to enjoy the magnificent coastal scenery from the South West Coastal Path. Challenge yourself for a walk to the top of the famous Golden Cap, Dorset's heights point. For little ones, the Axe Valley Nature Reserve can be found just outside of Axminster, and the famous Donkey Sanctuary near Sidmouth is a must visit for any age. Apple Barn is your Jurassic Coast rural getaway at any time of year.

Nestled in countryside, Axminster is certainly a place to relax and unwind, it is one of Devon’s smaller towns. Situated on the River Axe and within easy reach of both the West Dorset and East Devon Jurassic Coast, Axminster has many attractions, including plenty of privately owned shops, a weekly market and old inns, with one dating back 100 years and the famous River Cottage Canteen and HQ. The area is ideal for walking or cycling and with the Jurassic Coast just 3 miles away, Lyme Regis, Charmouth and Seaton are all within easy reach and offer an opportunity to walk the Coastal Footpath.

A couple of negatives however. Although the barn has a ground floor bedroom with ensuite, it is not really suitable for guests with mobility issues. I had to purchase a half step in order to safely use the shower cubicle. The only real access to the barn is via a flight of wooden steps with no handrail. I feel the property description should be clearer on these It is correct that the barn is not compliant with Part M of the building regulations in force at the time this listed barn was converted. The necessary modifications to the listed building and setting would not have allowed for this, and in addition to the fact that this is a farm, with sloping gravel surfaces, it was not feasible to set out to be “disabled compliant”. Thank you for highlighting this to other potential bookers with serious mobility issues. We would of course hope that it is evident from the photographs that there are steps to the property. In fact, there are three external doors to the barn, two of which have steps and no grab rails. There is however a small glazed door to the rear of one of the sofas, with a key for guest use. The threshold of this door is virtually flush with the exterior gravelled surface. We also gave you a key to the glazed doors directly out of the ground floor bedroom, which have a standard height threshold. We have had an access statement since opening the cottage and will double check with our marketing agent that this is available to prospective bookers. The shower in the ground floor bedroom is a 900mm quadrant shower with a standard low rise shower tray. We do not propose to fit grab rails, for several reasons but partly as the shower door handles provide for some stability, along with rubberised matting, which we do supply. We understand that access detail is important to anyone with serious mobility issues, and understand that the ground floor room, whilst generally making for a great and spacious bedroom, may not meet everyone’s specific needs. issues. I did speak to the owner, by phone, prior to our visit, to ask if there was a grab rail in the ground floor shower. The owner said this wasn't possible, but a temporary one could have been added easily. I would suggest that an access statement should be undertaken and the property details amended. We enjoyed our visit to the area.

Lovely location with beaches and amenities just a short drive away. Great hosts, Jonathan and Kathryn were welcoming, friendly and helpful. We holidayed with my 88 year old father and he was extremely comfortable in the very large downstairs bedroom. They also ensured that our small dog couldn’t escape the decked area by installing an extra wooden post. We will definitely be returning. Many thanks
