Westpoint is a contemporary holiday home in the small coastal village of Polzeath, set in an elevated position, just a five-minute walk from beach. Offering sociable, light and bright living across two floors, this four-bedroom property is a wonderful base for an extended family, or group of eight people looking to discover North Cornwall’s beautiful beaches and harbours.
Take in the mesmerising sea view from the sitting room, boasting sliding doors that frame the surrounding coastline and make the room flow into the furnished terrace and garden. Alternatively, on wintery days, make the most of the Jetmaster fire to warm up by after blustery beach walks, or if you’re brave enough, chilly wild swims!
Whether you are looking to prepare a picnic, Cornish cream tea or feast to enjoy indoors or alfresco, the well-equipped, stylish kitchen caters for your holiday requirements and even features the original Aga. Open-plan, the kitchen flows into the dining area, where natural light floods through, creating an inviting space to gather round the table and indulge in delicious dinners.
Making the most of the beautiful surrounding coastline, all three first floor bedrooms boast stunning sea views, including a double en-suite bedroom with a king-size bed, an additional double room and twin room. On the ground floor, there’s a nautical twin bedroom to rest tired heads.
With a family bathroom, shower room and an en-suite bathroom, there’s plenty of space for guests to shower off sand and salt following an afternoon of sandcastle building, and even soak tired limbs.
On sunny days, the terrace and garden really takes centre stage, offering ample room to play garden games and enjoy a refreshing beverage overlooking the seaside.
To the left of the property, a track leads to Polzeath’s popular surfing beach at the heart of the village, where you’ll also find surrounding businesses offering watersport equipment hire, cafés, shops and restaurants, as well as the South West Coast Path inviting explorers to discover the coastline.
Further afield is the chic village of Rock (3 miles), home to Paul Ainsworth’s popular restaurant ‘The Mariners’, a beautiful shingle beach, boutique shops and cafés. Or, hop aboard the ferry from Rock to visit the popular harbour town of Padstow for more award-winning restaurants and the famous Camel Trail for cyclists of all abilities.

The town hosts an array of excellent shops, pubs and restaurants, all offering a personal and friendly service and is home to North Cornwall's only family-owned cinema. The beautiful countryside surrounding the town is criss-crossed with a network of local footpaths, amazing gardens and stately homes to explore, whilst the renowned Camel Trail passes through the town, providing 17 miles of fabulous, traffic free walking, horse riding and cycling opportunities. The stunning North Cornwall coast is within 5 miles, boasting a huge selection of beaches, rocky coves and towering cliffs to explore and the nearby town of Padstow, with its colourful harbour, pastel-washed, medieval houses and celebrated restaurants is a must. Visit the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches, a fascinating sea life centre, exciting zoo and vibrant nightspots. It is a comfortable property with a lovely view and my family has been coming annually for over 10 years. We love it here. However for such a huge increase in price I would have expected a sunshade for the patio (I asked Sykes to request this from the owner when I made my booking in January and the said that they thought this would in place as there is no shade on the patio ). In addition, the hoover is so difficult to manoeuvre and does not pick up properly and has been in this condition for years. It is a real struggle to use as it really pulls on your back. The rug in the front room looks lovely but does not lie flat and is curled up at the edges and is a trip hazard. I had to take it up as I feared for the safety of my mother. Many of the saucepans and baking sheets were dirty and so I had to wash them prior to using and the laundry room was covered in sand on my arrival. Much of the crockery was chipped. These are just small niggles which I would not have ordinarily have mentioned and have only done so as it now costs £3000 a week to rent. For that price, people expect more. In addition, if you have a problem (there was a leak in the bathroom) and you call Sykes, they then have to call john bray and then get back to you. It is really an inefficient way of operating and wastes lots of tine. Sykes donât seem to have any understanding of the property or area. This is just honest feedback - I love staying here but I thought you would appreciate an honest reflection of someone who loves this property and has been a grateful regular and respectful visitor to this home.

As A professional landlord myself two things I would say need addressing is the pictures on the website need updating as the bathrooms have been modernised nicely albeit en-suite in bedroom is not finished so we could not shower properly in there. The other issue is the drains have obviously got issues with the fall and block easily before the waste gets to the cesspit. On arrival I could see tissue paper around the edges of the inspection covers by the front of the property but just presumed they had recently been unblocked and this was just mess left from workmen. When we realised they were blocked we called Sykes cottages to raise concern as the toilets were blocked and the downstairs shower was not draining so we could not use the facilities we called John bray and Sykes cottages 5 times to ask to get an engineer to unblock them. We were told on the first 4 phone calls this would be sorted and they would call myself back - they never called back, on the 5 and last time of calling the woman on the phone could see on the computer notes that we had called but nothing had been done about it. She also assured me it would get sorted and we never heard from her either. We left the following day to come home with the drains still blocked and still today no one has called back. Awful service as my family could not use the toilets or shower in the rental property and we had to go elsewhere. As a fellow landlord I hope the owner sorts this with the rental companies and maintenance as it was completely unacceptable and put a large dampener on the end of our holiday.
