Rock Pipit is a detached, contemporary holiday home resting in an enviable position in Polzeath, Cornwall. Boasting sea views from all principal rooms and set down a quiet residential lane in a tucked away position, Rock Pipit also lies a stroll from the coastal paths, beach, and the sea beyond, making it a wonderful base for up to ten guests. There is a large garden where children can burn off any energy not exhausted from a day spent on the beach or in the sea, and a fabulous sun terrace where grown-ups can relax and enjoy a sundowner. The ground floor has an open-plan kitchen/dining room/lounge with folding doors opening onto the decking and garden. There are two bedrooms; one has bunk beds and the other has a king size bed with en-suite bath/shower room. With a study, utility room and the novelty of an outside shower, great fun for salty children who refuse coming inside for bath time, there’s plenty of convenient features to the home. The first floor has a generous super-king-bed (zip/link) with sea views and en-suite bath/shower room. A further king-size bed with balcony doors, sea views and an en-suite bath/shower room complete the spacious accommodation. Rock Pipit is a beautiful, seaside holiday house in the timeless unspoilt area of New Polzeath in North Cornwall, yet just a coastal path walk, down to all the amenities of Polzeath village. With the magnificent sweeping sands of the beach and surfing, paddle boarding, swimming, and paddling in the sea, not to mention just gazing at the fantastic sunsets from the house, you will probably be too busy to leave Polzeath but if you do, a short drive round to Port Isaac could give you a dramatic change of scene. Port Isaac is an attractive working fishing village with quaint alleyways and cute little fisherman's cottages all nestling into the hillside; wonderful seafood restaurants can be found here or cafes and tearooms. The seaside village of Polzeath boasts a sandy beach, which is bordered by rock pools and is acclaimed to be one of the best surfing beaches in the country. Polzeath itself has a number of small shops, cafes and restaurants, and the South West Coast Path, a 630-mile route, runs through the village. Just over seven miles away is the popular market town of Wadebridge, which is set alongside the River Camel and offers an array of shops, pubs and restaurants, as well as North Cornwall's only family-owned cinema. There’s wonderful countryside in the area, with the renowned Camel Trail passing through the town, and the nearby town of Padstow, with its harbour, pastel-washed medieval houses and celebrated restaurants is well worth exploring. Within driving distance is the UK surfing capital of Newquay, with over 11 miles of golden sandy beaches. Polzeath is an excellent base for exploring this part of Cornwall.

    Plenty of glasses, cutlery, big saucepans etc The only thing I would add is for instructions for the microwave! Lol! We didn’t know it was part of the top oven until one of our friends popped round and had seen it before so could tell us how to use it properly. But it really wasn’t an issue.

    The location is excellent, only a 2 min walk to the beach, which was ideal. It was great that the owners had invested in garden furniture and a BBQ etc since some earlier reviews and the beds were all comfortable. The only thing that didn't work properly was the toaster, so it would be good to replace that, but otherwise it was all good. Perhaps you could also provide some plastic boxes in the utility room to help with the recycling of plastic/cans/card/glass throughout the week, as it doesn't really work to put that in one half of the bin when you have a group of that size. The builders next-door didn't really impact on our stay as we were out quite a bit during the day, despite the weather! All in all, it was a great week and we would definitely stay again. Thank you.

    It’s one of our favourite properties. The kitchen refurb is great! the Building works next door (cutting and building walls) were at times overbearing (during working hours - the builders leave at 4pm), as the build is close to the boundary fence,, the builders play music (stereo outside) and walk around the scaffolding overhead close to the boundary (and outdoor shower is overlooked). They were however friendly. When doors and windows are shut the noise (apart from machinery is is very muted. It just meant that we couldn’t comfortably hang outside at times. It’s a 5 star stay apart from the building works.
