Guests say

Rosecraddoc Manor - Coachman's offers a picturesque setting with lovely gardens, convenient location, and friendly site managers. Guests appreciate the clean bedlinen and the opportunity for a peaceful retreat, ideal for work and relaxation with pets. However, some maintenance issues and minimal kitchen equipment have been noted.

Bedlinen was noted as clean, but there were complaints about odours and cleanliness in other areas, such as a smelly sofa and a leak. The vacuum cleaner was not emptied prior to a guest's arrival.

The location is praised for its beautiful surroundings, convenience, and proximity to local amenities, offering a balance between seclusion and accessibility.

While the property is spacious and the grounds are appreciated, issues with heating and leaks have affected the comfort level for some guests.

Several guests reported problems with maintenance, including non-working heating and appliances. The property is also noted to lack standard equipment like hairdryers and kitchen essentials.

There is no mention of gifts or special touches that would indicate thoughtfulness. Guests did not receive welcome packs or essentials like milk, which suggests a lack of attention to detail in hospitality.

It would be nicer to have curtains on the kitchen window as it feels quite exposed at night. Please, please empty the vacuum cleaner after each letting!!

Our first evening in the coachman’s apartment was a cold & dreary experience … the next morning we discovered a leak from the kitchen ceiling onto the floor where we slipped (fortunately not seriously injuring ourselves). Phoned site managers & left a message …. Steve came over & asked if it was us that had phoned him. We explained & showed him the leak … he got a towel, shoved it on the floor & said “keep an eye on it” ….. we asked him what he would do about it and he shrugged his shoulders saying “I won’t be able to get a builder in it’s nearly the weekend, have you tried getting one?! What do you expect ? “We asked if he could offer us alternative accommodation…his reply was a very short NO! And basically if we didn’t like it we could go.After intervention from the booking agent we were offered Riverbank (upgraded accommodation). In Riverbank most of the heating didn’t work, the main oven also didn’t work the shower in the upstairs bathroom worked but didn’t heat up.There is a lot of maintenance that needs to be done here! These properties are not welcoming - no hair driers, no oven gloves, no fire blanket or extinguisher, one toilet roll, no kitchen roll & don’t expect any of the other niceties usually experienced in a holiday cottage! After our experience previously we didn’t bother contacting Steve again! The gardens are lovely but do not be deceived be the exterior good looks!

A lovely site and grounds. Coachman's was spacious and had clean bedlinen, but smelt strongly of dogs, particularly the sofa. There was brown liquid dripping from the light fitting above the toilet. When reported to staff we were told that it would get better in a few days. There was no contact or follow-up. Additional charges for towels and WiFi and lack of equipment that is normally provided (such as hairdryer and condiments) detracted from the holiday experience.
