The property is in a great position for excellent coastal walks, local pubs providing food and the Polruan Ferry are just minutes walk away. Polruan is an ancient fishing village famous for its boat building heritage. Perfectly positioned on the Fowey river estuary, which is a thriving centre for fishing, seafaring, shipbuilding and agriculture. This remoteness gives the area an unspoilt charm with its narrow streets and alleyways where flights of slate steps twist between the houses. Further afield there are plenty of places to visit, why not visit the tall ships at Charlestown, take the brewery tour in St Austell or visit the Eden project or the Lost Gardens of Heligan. Take the dog for a coastal walk to Lantic Bay Beach. Entering the cottage on the 1st floor into the delightful hallway, with stairs leading downstairs to the lounge and kitchen area either side of the staircase. The lounge is light and airy with a large sofa and a beautiful feature fireplace with electric fire. From the lounge enter the newly built extension with windows all around to make the most of the beautiful views over the harbour, just perfect to sit back, relax and read a good book. The refurbished kitchen/diner, with a view out to the harbour and beyond through the cottage, is contemporary and well equipped with electric oven and hob, fridge/freeze microwave and dishwasher. The house enjoys underfloor central heating provided by a low carbon Air Source Heat Pump. There is also a handy utility room with WC. After a day of exploring the coastline, climb the stairs and retreat to the bedrooms, there is a king size bedroom which holds breath taking views over the village and the river from the dual aspect windows, and a double bedroom with added sofa bed. To complete the first floor there is a family bathroom with freestanding bath, separate shower, and WC. Heading outside from the extension you will find a patio area with seating and grassed area surrounded by beautifully planted, mature flower beds. This is the perfect place to relax and enjoy the panoramic views with a cool beverage after a day of exploring the local area and all it has to offer. Due to the location of the cottage, there is NO access to the cottage by car. A luggage drop off point is approx. 250 yards from the cottage. Please note there is a sloping lane up to the cottage. Need to know: 2 Bedrooms 1 king size and 1 double. Family bathroom and additional WC. Electric oven and hob, fridge/freezer, microwave and dishwasher. Utility area with washing machine. Electricity and air source heating included. Bed linen and towels included. Wi Fi. Smart TV. 2 pubs, shops and tidal beach within walking distance. No access to cottage by car, there is a luggage drop off point 250yrds from the cottage. Parking available in nearby car parks where charges apply Chapel Lane is a sloping hill, you will need to walk your luggage up the lane from the drop off point. Polruan is a quaint little village situated on a very steep hill, so access to some parts of the village can be challenging.. Many of the amenities, ferries and cottages in Polruan are accessed via slopes/ steps some of which can be steep. Please contact us if you have specific requirements.. There are many small winding roads in and around Polruan that are not suitable for cars, therefore many properties in Polruan do not have private parking. However, there is a large pay and display carpark at the top of the village about a 5 8 minute walk away from the cottage up the steep hill..
