Be greeted by a bright and colourful entrance hall with space to kick off your boots and hang your coats, before making yourself at home. Locate the spacious kitchen/diner with pristine, white counter tops, a large bay window, and a breakfast bar for four; foodies will have no problem rustling up their best home cooking with a double oven, hob, microwave, dishwasher, and coffee machine. After busy days exploring the coast, load up the washer and dryer in the utility for fresh beach towels in the morning, before unwinding in the ground-floor bathroom. This delightful space has a pink, roll-top bath with golden taps, a heated towel rail, and a spacious walk-in shower. Completing the ground floor are two beautifully appointed double bedrooms, both with storage space and homely touches, whilst one has large patio doors leading to a decking area with bistro seating; sure to be your favourite morning coffee spot! The decking leads down to your enclosed garden with plenty of lawn space and outdoor seating set under a gazebo for al fresco dining. The town of Porthleven is a great base for touring Cornwall with plenty of pubs and restaurants to choose from, such as seafood at Kota Restaurant or pints at the quirky Ship Inn, as well as convenience stores, a picturesque harbour, and the golden sands of Porthleven Beach for swimming, bathing or hiking the beach cliffs. Historians will love a trip to the National Trust's Penrose, discovering local heritage at Museum of Cornish Life in Helston, or perhaps take the little ones to the fun-filled Flambards Theme Park? Further along the coast you'll find the white sands of Praa Sands and the fascinating St Michael's Mount, with its Norman church and subtropical gardens, resting just opposite Marazion. Porthleven, near Helston, is a hidden coastal treasure noted for its annual Flora Dance Festival. Porthleven, a classic Cornish fishing village, is situated between Lizard Point and Land's End. Pubs, shops, cafés, and restaurants cluster around the ancient attractive inner harbour, where boating and marine activity abound. Activities for the whole family all year round include a beach supervised by lifeguards, outdoor eating in one of the many well-reviewed restaurants, and crabbing off the harbour. Porthleven is gaining a reputation for eating out, including a spring culinary festival. In the off-season, Porthleven offers one of the top surf breaks in the UK, where you can sit and watch the surfers for hours.     The house is well appointed with TVs and a nice kitchen and a comfy bed. The lounge we did not find so comfortable but did have great views of Porthleven. We also found the staircase a little challenging as it was quite steep; younger visitors probably won’t find it a problem, but we found ourselves going up and down very carefully every time! The drive was tricky to access when there were neighbours’ cars parked leaving a tight gap as the drive is set at an angle - and we only had a small car! Unfortunately, when we stayed there the garden was far from secluded as the fence was completely missing between it and its neighbour. Then on Monday the JCB arrived and the workmen. We were unable to sit out; if it was not the builders it was the occupants of the house below; nothing good to look at just a pile of dirt. We had to keep the bedroom blind down for most of the time as we were completely overlooked by people in the other garden. I am sure this will get fixed in time but it was far from ideal for our stay, and I do feel we should have been told about this prior to arrival.

    Very well situated only a few minutes walk downhill to Porthleven town centre where you will find a number of local amenities. Kynnersley is very well equipped, brilliant outside space and the property completed to a very high standard with off road parking available too. I would highly recommend this property.
