About this property

Nestled within the historic picturesque hamlet of Langstone, Two-Tides is a delightful year-round, versatile holiday-home lying on the foreshore of Chichester Harbour. Situated in an Area of Outstanding Natural Beauty, the property enjoys an uninterrupted panorama of the Emsworth Channel and the South Downs National Park beyond. Sweep up the gated long gravel drive, before stepping inside this coastal haven to discover a spacious open plan living area furnished with comfortable sofas and armchairs.

Whether it be for non-stop adventure, a chance to unwind, a visiting sailor, or a new place to explore, Two-Tides is truly the perfect spot for families and friends looking for a memorable stay. Pop over the wall onto the foreshore and pause to take in the sights of egrets foraging, and gulls floating idly by as the tides ebb and flow. Head on to enjoy an ice cream, cream-tea, or hot chocolate at a local café. High tide is perfect for crabbing from the quayside, or to ready the paddleboards and canoes for a voyage into the harbour, perhaps meeting an inquisitive seal enroute. The Billy Track takes you from Two-Tides to the Blue Flag beaches – great for a gentle cycle and walking the dog. For those wanting more strenuous rides and walks the South Downs are just 4 miles away.

The Roman City of Chichester is a 15-minute drive or 10-minute train ride away. Amble along the ancient walls, visit the Cathedral and Festival Theatre. Dine in a variety of fine eateries or take in an event at the world-famous Goodwood Estate, host of The Festival of Speed, Revival, and Glorious Goodwood.

Venture West and you will discover Portsmouth, home of the Royal Navy. Filled with history and fun activities for the whole family, visit the Naval Dockyard, HMS Victory, and the Mary Rose Museum. Climb the iconic Spinnaker Tower and browse the designer-outlets in Gunwharf Quays. Take a ramble further along the city walls to Southsea as the ferries set sail alongside you and enjoy the tranquil views across the Solent to the Isle of Wight.

When the day’s activities are over, whip up a feast in the fully equipped kitchen, made with ingredients collected from local farm shops, enjoy alfresco dining in the courtyard, or stroll to nearby traditional pubs and restaurants… the choice is entirely yours!

Nestled in the southeast corner of Hampshire, is the bustling town of Havant, midway between Portsmouth and Chichester for accessing its finest attractions. Most of the town is a conservation area, developed from ancient thoroughfares dating back to the Roman era, offering magnificent scenery and plenty to explore. The town has a large selection of traditional pubs and restaurants for that fine dining experience, whilst the shops and supermarkets are perfect for shopping sprees and picking up those last-minute essentials. Havant's most popular attraction is its award-winning Staunton Country Park, ideal for family days out with activities like a large maze and an Ornamental Farm, something your little ones will delight in, and greenhouse filled with exotic plants. Resting close to the beautiful South Downs National Park, you are well-placed for accessing a number of trails for walking, hiking and cycling. Havant is the perfect base for exploring all this rural area has to offer.

Bring your binoculars to enjoy the ever-changing seascape and bird life - from the luxury of your bed! There is a well-used footpath directly in front which gives access to miles of flat coastal walking - as well as being in strolling distance of two characterful pubs. Bring wellies for the high tides!
