About this Holiday Cottage

Situated in the beautiful East Sussex countryside near Newhaven and Brighton, Brooks Lodge is a luxuriously appointed, architect designed property offering rural views and excellent accommodation for families.

Inside

Ground floor:

The entrance hall in the lodge is galleried taking in the double height space giving way to an graceful oak clad stairway.

Two double bedrooms with 6' zip and link beds. The master double bedroom also has French doors leading out onto its own private deck.

Wet room with a walk-in shower and wc.
First floor:

Kitchen with bifold doors opening onto the large decked area with outdoor furniture leading to the upper lawn. Facilities include a dishwasher, washing machine, fridge/ freezer, electric oven, hob and microwave.

Dining area and the living room with large vista windows overlooking the adjacent brooks. Each of these generous spaces have high ceilings opening into the eaves of the roof. The living area has a contemporary wood burner stove.

Wet room with walk-in shower and wc.

Outside

Off road parking for 2 cars. Stylish deck with furniture and barbecue.

The lodge has been designed and built using sustainable materials and incorporates all the latest ecological and green technologies including, An in-roof, inconspicuous photovoltaic slate system to produce electricity.Ground source heat pump to provide heating and hot water. Solar thermal array to provide further hot water. LED ultra low energy lighting. A rainwater harvester which provides water for the toilets and the garden. A bio disc ecological waste water treatment plant. A sedum grass roof to reduce rainwater runoff and flood risk.

A cot and high chair can be supplied for your stay. No stair gate.
