Resting in the quiet hamlet of Smalldale near Buxton on the fringes of the Peak District National Park is 16 Smalldale Cottages, a charming mid-terrace cottage, ideal for a small family or couple wanting to enjoy a peaceful countryside getaway within easy reach of the rugged peaks and rolling countryside of the Peak District National Park. The property provides parking on the driveway just up the road or in the garage, and once you have parked up, make your way up a small set of steps to the front entrance, where you can hang up your coats in the porch, before making your way into the main living area. The sitting room boasts an inviting leather sofa with matching armchairs, the ideal place to relax and unwind during an evening in front of the fire, with a great book from the bookcase or with a film on the TV. The kitchen/diner is well-equipped with all the appliances you could wish for during your self-catered stay, with a dishwasher to take care of any washing up and a washer/dryer, should you need to clean clothes after a day exploring the national park. Head upstairs to catch up on rest in one of two spacious bedrooms; a master double and a twin both offer plenty of storage space for your belongings and share use of the ground-floor shower room, where you can prepare for each day with a refreshing rinse. Make your way to the rear of the property and along a short lane to the enclosed rear garden, accessed up three steps and through a gate, where your children and four-legged friends can run freely as you sit out on the patio with a glass of wine and enjoy the best of the late afternoon sun, while the summerhouse offers additional seating and an electric fire, making it an ideal cosy spot on a cooler evening. Venture into the spa town of Buxton to pick up any essentials from the shops, as well as perusing the galleries and enjoying a coffee and cake break at one of its many cafés. Walking opportunities are available amidst rugged peaks to the north and gentle hills and dales to the south, plus a number of pretty towns and villages like Bakewell, Ashford-in-the-Water, Castleton and Edale are well worth exploding. Chatsworth House and Haddon Hall are within driving distance and are a must-see while visiting this area.

    The facilities are basic but sufficient. Only downside for us was the garden not being accessible straight from the cottage but we did know this before we booked. As previous reviews have mentioned the third step up to the cottage is very loose and therefore dangerous and we couldn't understand why this has not been rectified as it is a real health and safety concern.

    On a negative note, one of the steps up to the property is loose (a previous renter reported it in Sept and it still hasn't been fixed) and extremely dangerous. If you step on it at the wrong angle, you risk doing yourself serious injury. Inside the property it is adequate. The television has only the five terrestrial channels The washing machine doesn't work (again it has been previously reported but not repaired) It fills with water but doesn't wash. We had to waste 1/2 a day going into Buxton with wet, dirty clothes to find a launderette and pay £11 for something that we shouldn't have had to do. Had we known it didn't work we would have taken our dirty clothes home with us. There is no iron or ironing board in the property. The electric fire in the living room only worked for a few seconds before turning itself off. You need a degree in electrical engineering to understand how to work the electric hob Overall we had an enjoyable week in the area but I wouldn't recommend this property until the step has been repaired and the washing machine repaired/replaced

    Cleanliness was not good at all , property downstairs is run down , not cleaned properly , Stains and hair on the duvet covers , no wardrobe in twin room , there is a hole in the corner of the room we're floorboards are broken , windows were filthy , front step is a hazard it tips up when you stand on it , our stay was awful and will not be returning or recommend
