It’s a perfect base for exploring the Derbyshire Dales, Peak District and the beautiful villages/towns throughout the local area. Sleeping three (+ one cot), this property is ideal for a couple, a small family, or friends looking for a peaceful base in rural Derbyshire. Be welcomed by the pretty exterior of this stone-built character property which was a former barn. Parking is on a private drive outside the property, with an additional allocated car parking space in the village hall car park if required. The barn has a reverse layout with bedrooms and the bathroom on the ground floor, offering well-presented spaces for you to catch your rest, as well as plenty of fitted storage for all of your belongings; choose between a king-size bedroom and a queen-size bedroom, suitable for one guest. Both rooms are serviced by a stylish fully tiled ground-floor bathroom with the options of a soak in the tub or a refreshing walk-in shower with a rain shower head. The whole of the ground floor has underfloor heating. The open-plan living space can be found on the first floor, a beautiful room filled with skylights and natural light, offering a contemporary space for guests to relax in, with a sitting area sporting tasteful furniture and a 50” Smart TV. The kitchen houses ample amenities to cater to your culinary needs, as well as a dining island ideal for hearty meals. A Nespresso coffee machine and wine fridge are also included. Hognaston is a delightful Derbyshire village of stone properties on the outskirts of the Peak District National Park, with a local pub, The Red Lion Inn, with lots more pubs/restaurants nearby. Convenience stores can be found at the Hulland Ward (including farm shop and fuel), Ashbourne (Sainsburys, Coop, M&S Simply Food and Aldi) or Wirksworth (large Coop with Fuel). There are many restaurants and pubs nearby to suit all budgets and culinary preferences. The Miners Arms at Carsington is a popular traditional pub, whilst Callow Hall offers a really special experience in their contemporary glass dining room, perfect for a treat or special celebration. Public EV Charging facilities can be found in Ashbourne and Wirksworth. From the property, head over to Carsington Water, which is a short drive or a lovely walk, where there are water sports facilities, including paddle boarding, sailing and fishing, as well as a defined 8-mile gravel path around the entire reservoir for walking, cycling and running. The main visitors centre has excellent facilities for eating and shopping, as well as a large children’s play park. More locations to visit include the pretty village of Bakewell, housing many cafés and independent stores, as well as Buxton, Ashbourne, Wirksworth, Matlock, Cromford, and Chatsworth House. The City of Derby, known for its ‘making’ heritage and impressive Cathedral, and Sheffield, the outdoor steel City, are both accessible by car, as well as the large town of Chesterfield which features the Crooked Spire of St. Mary and All Saints. The Peak District National Park offers many incredible walks, including The Tissington and Middleton trails as well as Kinder Scout, Ladybower, The Roaches, and Thor’s Cave. There is so much to be explored with a stay at the beautiful Lilimae Barn.

Steeped in history and situated at the southern end of the Peak District lies the lovely village of Hulland Ward, which, nine centuries ago, was the Royal Duffield Forest of Frith. Hulland Ward is made up from a number of smaller hamlets including Hulland Moss, Hulland Upper, Nether Biggin and Hulland Village and is comprised of a scattering of traditional brick-built cottages, old farmhouses and barn conversions, surrounded by beautiful rolling countryside and offering a number of country pubs renowned locally for excellent service and fine cuisine. Nearby Ashbourne is the perfect example of an English market town, boasting an eccentric street plan, narrow, cobbled alleys, old market stalls and many fine coaching inns. The town offers a good selection of restaurants, whilst being regarded as something of a haven for antique hunters. For those who prefer outdoor pursuits, Carsington Water is one of the country's premier watersports centres, offering excellent sailing and a host of other activities including walking, bird watching, cycling and bridleways, whilst Alton Towers is just 25 minutes away!

    Property has been beautifully modernised and is of a very high standard. We received communication from the host before and during our stay just to make sure we had everything we needed and all was okay, which it was, stairgates and a travel cot/ cot fitted sheet were also provided for our young grandson. The location of the barn is ideal to reach all the Peaks District has to offer, so close to Carsington Waters, Dovedale, Bakewell, Buxton and Ashbourne. Would definitely recommend.
