A waterside cottage tucked away on the river Ant at Wayford Bridge. A small hamlet near

Barton broad and the villages of Wroxham, Horning and Stalham.

Lovely views over the river and adjoining Marina.

Comfortable interior with the addition of a wood burning stove, perfect for spending some

quality time together.

Spacious and comfortable bedrooms both with ensuite shower rooms, one with an added

bath.

Outside soak up the atmosphere from your own wrap-around decking from which you can

dine, just relax or fish or enjoy your own private grassed area with seating and barbeque.

These areas are only sometimes shared with Kingfishers, Heron and Geese!

This generous outside space faces SW so perfect for watching the sunset whilst enjoying a

glass of something to round off a perfect day.

There are a host of attractions to suit everyone including a range of canoes, small and large

boats are available to hire locally. Day and Evening River excursions on a paddle steamer or

even full dining on a traditional wherry. Fishing both private lakes and River fishing. Seal and

bird sanctuaries, stately homes both National trust and private also magnificent gardens. An

abundance of walking and cycling routes exploring villages or nearby beautiful beaches.

Alternatively enjoy the area from the river, there are so many options.

A well-presented cottage located at Wayford Bridge on the river Ant. A spacious open plan

layout with calming waterside views from three large French windows facing South and West

which open out onto decking which wrap around the outside of the exterior.

The ground floor layout has a welcoming hallway with cloakroom WC and laundry. A

spacious, comfortable and generously furnished sitting room ideal for entertaining, there is

also a wood burning stove should you wish to add more atmosphere. French doors lead out

to furnished decking. The kitchen diner with waterside views is well lit and equipped with an

extendable dining table with entertaining in mind. Upstairs one double bedroom with ensuite

bathroom with power shower over, WC and basin and one twin bedded room with ensuite

shower WC and basin. Both rooms have their individual charm with solid oak flooring

throughout with sumptuous rugs for added comfort. Both bedrooms boast solar powered

blackout blinds so sleep need never be an issue.

There is an electric car charging pedestal next to the parking area.

The Location:

Wayford is situated on the river Ant near Barton Broad. There is a Farm shop & nursery with

a Bistro restaurant. A popular local Inn, with restaurant, small grocery, and newsagent all

within easy walking distance. There are four Boatyards offering Day Boat and Canoe hire.

This is a popular area for canoeing and paddleboarding.

There are numerous attractions, all interests are catered for including Museums, Historic Houses and beautiful gardens. Bird and wildlife sanctuaries escorted river trips. Located only

6 miles away are stunning beaches and a designated Seal Colony. Nearby villages include

Horning and Wroxham for additional shopping and places to eat. Wonderful coastal villages

and towns like Cromer and Sheringham offering Theatre, Art Galleries and a steam Railway.

Within only half a mile from the property is a coastal road which follows a scenic route

through coastal villages offering an abundance of pubs and restaurants or places to stop and

picnic.

The area offers so much to see and do, a week will never be enough! Wroxham 6 miles; Gt

Yarmouth 17 miles; Holt 19 Miles; North Walsham 7 Miles and Norwich 13 Miles are some of

the nearby towns.

In Neatishead, there is excellent access to Barton Broad and Alderfen giving you the opportunity to see an abundance of wildlife throughout the year – including a variety of birds and even otters. A walk along the Barton Broads Boardwalk is not to be missed, leading explorers through the swampy woodlands through to panoramic views of Barton Broads.

    The boat house has everything you would need for your stay. There is a super pub/restaurant across the roads as well as farm shop and cafe. Super base to explore Norfolk. The welcome pack was amazing and even fresh flowers on arrival. If you needed anything the owner was at hand 24/7, we will definitely be going back.

    Loved seeing the Kingfisher whilst sat out on the terrace most mornings. A real plus was the use of 2 Canadian canoes, which we made great use of most days/evenings. Our host was lovely and helpful and a pleasant surprise was the basket of goodies on our arrival which included a welcome bottle of wine, milk in the fridge and bowl of fruit. It was this attention to detail that made for a super stay plus some brilliant weather of course. The Boathouse gets a 10 from me.
