Less than a mile from Waxham beach and with a quiet waterway 100 yards at the end of the garden (to Horsey Mere and the Broads), these two comfortable properties are set in 12 acres of partially wooded grounds with woodland paths to explore. Each enjoys its own area of large lawned garden, and there is a woodland play area away from the river. Great Yarmouth 13 miles. Norwich 22 miles. Free coarse fishing (in season), and bird watching (including European Cranes) all year. Shops and pubs 2 miles.
Please note: There are open, steep, spiral or narrow stairs at the property.. Both properties: Electricity by £1 meter. Bed linen included. Cot and highchair. Garden (Shared). Patio with garden furniture and gas barbecue. Woodland play area (away from river) with playhouse, slide and ropes. Parking. No smoking. Private 7 yards of single line mooring for visitor’s own boat. Rowing dinghy available. Outboard motor available for hire (£30 per day exc fuel cost). Coarse fishing in season (foc). Please note: There is an unfenced river frontage in the garden 100 yards away.

We had a lovely stay at the cottage and the children loved trying the dinghies. It was a complete break from WiFi, which is exactly what we wanted. A moment to breathe and enjoy nature. We saw foxes, rabbits, a barn owl and deer among other animals. The owners were friendly and welcoming. We enjoyed using the electricity meters, which made us more aware of our energy usage. We definitely want to go back next year and would recommend.

What a great way to start a holiday superb directions. A Beautiful place, 3 bedrooms (1 twin, 1 single 1 double) all with more than ample wardrobe space and storage, very comfortable. The Kitchen was a great surprise as it was bigger than expected for a cottage, very well stocked with utensils a large fridge/freezer microwave washing machine oven and hob, all clean and very useable. I Love to fish and my wife loves to read books, this place suited us both :) we had great riverside garden where we spent a great deal of time. There are many places to walk, Waxham Beach is a nice walk(20 mins) steady pace. Go see the Seals. Sea Palling was a hidden gem with Fish and chips(Very Nice and reasonable price) a small amusement arcade and the Lifeboat Tavern and outside seating area. I would say if walking around this area please wear hi-viz as roads are narrow with no Pavements. Wroxham and Potter Heigham are close. we were told of some great walks without even leaving the Property. Wonderful.I Asked what if someone askes what we were doing there the reply was" Just tell them your staying with Gary , it will be ok" .Gary , What can i say Legend of a man.
