Guests say

Kestrel Barn in Swaffham receives high praise for its spacious, beautifully presented, and immaculately clean accommodation. Guests consistently highlight the well-equipped kitchen, comfortable beds, and relaxing hot tub. The hosts are described as welcoming and responsive, with thoughtful touches such as welcome treats noted by many. While a few minor maintenance issues and the rural location's limited walking options are mentioned, these do not detract from the overwhelmingly positive experience. The property is ideal for families and groups seeking a peaceful countryside retreat.

Cleanliness is frequently commended, with multiple guests describing the barn as spotless, immaculate, and very well maintained. Only a couple of minor comments about dust or small areas needing attention were noted, but these were rare and did not impact overall satisfaction.

The rural location is appreciated for its tranquillity and proximity to countryside walks, but some guests mention the lack of pavements and limited local amenities within walking distance. Swaffham is described as charming, though some preferred to drive rather than walk due to road safety.

Guests consistently praise the comfort of the beds, spacious living areas, and quality furnishings. A few noted that some bedrooms are smaller or could use more storage, but overall comfort levels are very high and suitable for large groups.

Facilities are a standout feature, with the kitchen described as exceptionally well equipped and the hot tub a popular highlight. Some minor maintenance issues (e.g., blinds, bathroom odours, or small repairs) were mentioned but did not significantly affect enjoyment.

Many guests mention thoughtful touches such as welcome gifts (Prosecco, bread, biscuits, dog treats), clear communication, and helpful information folders. Please note that such gifts are not guaranteed for every stay.

The barn was huge and the kitchen was the most well equipped we have seen. Communication from the owners was great. There are two outdoor spaces and a closed off area which is nice if you have a dog. You do have to check the hot tub yourself each day (which we are not used to doing) but there are very clear instructions. I love the fact that there are outdoor games for families to play, as well as books and jigsaws. Connect 4 kept us occupied whilst we cooled down from the hot tub! The only minor thing was the ensuite shower could not be used due to a plumbing issue, this meant an unpleasant odour for the week. The blinds also needed repairing in the master bedroom and we were informed that both were due for replacement on the Friday as we left. There were 8 adults and 2 babies and we did not feel on top of each other at all, each room is light and airy. A lovely way to celebrate our granddaughters 1st birthday.

Lovely Barn Conversion, well appointed and clean. Nice welcome bottle of wine!Needs some cosmetic updates. Great enclosed area for dogsSwaffham is lovely, and probably walkable, but we didn't take on the country road and drove in.

Just stayed this weekend 6 of us 3 generations, stunning barn which catered for all, very well equipped with everything you need and more, including hot tub towels which we didn’t know until we got there which was a welcomed extra, lovely hot tub and outside seating area, front and back. Comfortable beds, lovely bottle of Prosecco and milk and biscuits which were left for us, thank you. Helpful owners and great communication. We will definitely return Thanks again.
