Church Farm Barn offers a spacious stay with ample amenities for large families or groups. The property boasts a swimming pool and is situated in a convenient location for exploring Norfolk. Guests appreciate the responsive host and the property's potential for a pleasant holiday experience.
Cleanliness is a concern, with reports of dog hair in beds and full bins upon arrival. These issues suggest a need for more thorough cleaning between stays.
The location is praised for its excellent proximity to local attractions, although some guests experienced difficulty finding the property due to inaccurate directions.
Comfort is compromised by uncomfortable beds and the lack of showers, which is inconvenient for guests who prefer them over baths.
Facilities and maintenance require attention; guests report non-functioning lights, dated decor, and issues with kitchen appliances. The swimming pool system could be improved for better guest experience.
There is no mention of gifts or special touches that would indicate thoughtfulness, so it is not possible to provide a score in this category.

The decor is a bit dated and there were a lot of lights and lamps that were not working. There is a small room on the ground floor where the ceiling is blown from a leak in the bathroom above and the light is glitching because of this. The communication with the office could be better (we told them about the ceiling being blown and the lights not working with now response) and a welcome pack would be beneficial as we had to find out a lot of things by asking people like where the swimming pool and park was and also what the WiFi password was. Although there were a few bits as above we had a lovely weekend and would like to come back just wanted to give some helpful feedback to make the place and the experience better.

The location of the barn was excellent and it was nice to have the swimming pool, although for our accommodation this was a car journey away. Overall, the building is very tired, there were no soft furnishings and in some areas the paint work was peeling off the walls. Some of the drawer faces had come off and the lock did not work on the master bedroom door to the ensuite. There are no showers but there are three baths and the water was hot. In the twin room one of the beds had dog hair in it. The cooker in the kitchen did not function well at all, some of the rings did not work and only one of the ovens worked. We all just felt that with a bit of investment the barn would be stunning.. Also to know the directions on the site do not take you to the barn. We were lucky that somebody was able to tell us where to go as our barn was some way away. In addition we had to be out by 9 am on the last day which I think is too early, 10 am is more acceptable. There was only one bin bag and no hand soap in the accommodation. The beds were extremely uncomfortable and all were double even though the master bedroom could easily accommodate a super king. The washing line was at 45°. There were some nice things about the barn, it is very spacious but lacks any nice touches.
