    An outstanding, detached, 18th century farmhouse located in its own grounds on the edge of the lovely Lakeland village of Broughton-in-Furness, the gateway to the beautiful Duddon Valley. This Broughton-in-Furness cottage has been fully renovated and benefits from two years of restoration work by the current owners. Full of character, the accommodation at this Broughton-in-Furness cottage includes a delightful sitting room with a warm and cosy woodburning stove, a separate dining room, a spacious, well-equipped kitchen, a main bathroom with lovely corner bath and four comfortable bedrooms, all of which combine to provide a quality holiday home of real merit. Outside, this Broughton-in-Furness cottage has two garden areas, which are perfect for relaxing in with a cold drink. A short walk from this Broughton-in-Furness cottage is a charming village, with a square lined with Georgian houses, pubs and restaurants. Just six miles away is Coniston Water, and nearby for the more energetic there are the challenging fells of The Old Man of Coniston and Wetherlam. Visit the market town of Ulverston, or explore a little further on the coastline to Ennerdale and the magnificent Scafell Pike, the tallest point in England. A wonderful Broughton-in-Furness cottage, to be enjoyed at any time of the year.

    Broughton-in-Furness is situated in the south western corner of the Lake District and is just six miles from Coniston Water. The village offers a cobbled square, shops and pubs. From Broughton-in-Furness walking and climbing can be enjoyed, plus the Furness railway line runs from nearby Foxfield and makes for an ideal day out.

Lots of space, great wood burning stove, large kitchen, 2 minute walk to the village (with its fantastic pubs) and Dog friendly. We were met and checked in with ease and found ourselves at home very quickly. The bedrooms are good sizes and all everything you need. Lush fluffy towels were also nice. Great value get away in a great village in a perfect spot for exploring the rest of the lake district. Fun bumping into the Paul (the postman and also husband of Ann the owner) in the pub as well as Phoebe (the owners daughter) working behind the bar in the Black Cock pub in the village. We can highly recommend the above mentioned pub as well as the Village Butchers."

    "We felt at home straight away and loved the village of Broughton, its bakery, and and friendly people. We took a roll of temporary fencing to secure an area in the garden for our dogs because as previous reviews stated, for dogs smaller than a labrador type there are wide railings to escape through. There is however a safe stoned area just outside the kitchen so we could have managed without fencing the garden but for our young Springer Spaniel and Boarder terrier it was an added bonus. The area was perfect, close to the Fells and also only 7 miles to the beautiful beach at Silecroft."

We had not visited Broughton before, but found it to be an excellent base for exploring the south Lakes, and also the coastline with its bird reserves at Millom and South Walney. There were endless possibilities for walks, from the village itself or further afield on the fells. We noted how friendly the local folk were and the village shops are superb, with butcher, grocer, greengrocer, bakery and post office providing everything one might need for a week's stay. We would go there again, and book the same property if we had the numbers to warrant it."

    "HOWEVER, the owners had failed to point out that the cottage is located on a very busy road (for a small village) which is used as a ‘rat run’ by local traffic. Due to a ‘stop/give way road marking for oncoming traffic from opposite direction’ there were vehicles constantly stopping and pulling away right outside the dining room/under a main bedroom. This traffic continued right through Saturday night /Sunday morning and commenced again on the Monday at 0345). Whilst traffic noise may not be an issue with some guests using the property we found it extremely intrusive and after just two nights and a total of 6 hours sleep we made the decision to leave and return home. Sitting outside ‘at the end of the day with a cool drink’ was not something we would recommend unless you enjoy watching/listening to the constant traffic pass by approx 6ft from the coolest area of the garden. We were informed by the owner on arrival that the road was used as “a rat run for the Sellafield workers” - some 10,000 are employed there and many come from the Barrow in Furness area which means they pass through the village. However the owner also said “get used to it, it is what it is”. This reference to the traffic and the problems it caused was the only mention, NO INFORMATION in respect of this is given in any of the advertising literature. When contacted on this matter (via ) and a refund of 50% of the cost suggested the owners reply was “we should have shut the windows/slept in the back bedrooms/property is double glazed” - I would like to point out that the night temperature was in the 20s, closing the windows was not an option due to the heat and even if you closed the window the noise was still instrusive. As for sleeping in the back bedrooms this made no difference at all as this was tried (and we had not come on holiday to sleep in single beds in a back bedroom). According to newspaper articles the village has had concerns re traffic volume/noise for some time (most recent report in local paper Nov 2017); residents are concerned about the stress due to noise/volume etc it is causing them and other visitors to the village. ‘Homemade’ 20mph traffic signs have been made and put up at each end of the road. There is also an official warning sign on the busy A road approx 150yds from property stating ‘Ignore Sat Nav instructions’ urging vehicles not to turn into Church Street. As of today 15/07/2018 the owners have failed to respond to messages sent to them by regarding the 50% refund (which I consider fair under the circumstances) - I feel we have been totally misled with the location of the property and had there been mention of any possible disturbance to guests by traffic noise etc made on the web advert then we would certainly NOT have booked the property. Maybe need to rethink their ‘check list’ when visiting properties in the future. CHURCH VIEW COTTAGE details certainly need updating."

    "Church view is very good value for money compared to other cottages of this size. As mentioned by other guests the road noise was a nuisance for two of our party. It was not possible to move rooms and due to the hot weather windows needed to be open. It did not, however spoil the holiday. It is comfortable and the important things: bathrooms, bedding ,towels were very clean and comfortable the kitchen was clean enough but a few areas eg freezer drawers, cutlery drawers etc had been missed. Again it did not affect the holiday. Ideal house for a large group with children and dogs. Lovely area and nice pubs in the village. Shops very good but pricey. Welcome pack a nice touch. Owner very pleasant and helpful."

    "This cottage is perfect. Very well equipped and spacious. It is opposite a lovely field full of sheep. I have seen the review re the noise of the road. We simply didn't experience the level of noise described. It is in a village very near amenities. Three excellent pubs and village butchers and bakers. All only five mins away. So I suppose if you want to be near things you have to expect vehicles. If you want complete silence then something more remote may be more suitable for your needs. We had a fantastic time at this cottage with our two dogs who were welcome everywhere. Will be re booking"

The owners are nearby and ready and willing to help if you need them, booking was simple, directions perfect; The pubs in the area were a little disappointing with the exception of the ever brilliant Manor Arms the beer here is as always perfect the other bars need to up their game the beer in one was shocking! About 1/2 mile away is the Blacksmith Arms with good beer and great food catering for a large group with ease highly recommended: The property is clean fresh and on the ball;"

    "Had a lovely week at Church View (5 adults and 2 dogs.) The cottage had everything you could possibly need in the kitchen so we cooked quite a few evenings. Rooms are all very large and spacious, beds comfortable and lovely shower downstairs. Our dogs are quite big so we didn't have a problem with the slightly large gaps in railings outside (although we did keep an eye on them in case) but i wouldn't say it was suitable for a small dog as they could easily get through. Had a delicious Sunday lunch at High Cross just up the hill from the house with great views, also a lovely dinner at one of the pubs. Bakery, butchers and green grocers 5 min walk- lovely quality too! If you have dogs definately go to Silecroft beach at low tide, our dogs absolutly loved it and the views are stunning rain or shine. Took a trip to Muncaster castle too, worth it for the bird of prey shows! All in all Church view was the perfect house and situation to go off and explore. Would definitely go again!"

This traffic continued right through Saturday night /Sunday morning and commenced again on the Monday at 0345). Whilst traffic noise may not be an issue with some guests using the property we found it extremely intrusive and after just two nights and a total of 6 hours sleep we made the decision to leave and return home. Sitting outside ‘at the end of the day with a cool drink’ was not something we would recommend unless you enjoy watching/listening to the constant traffic pass by approx 6ft from the coolest area of the garden. We were informed by the owner on arrival that the road was used as “a rat run for the Sellafield workers” - some 10,000 are employed there and many come from the Barrow in Furness area which means they pass through the village. However the owner also said “get used to it, it is what it is”. This reference to the traffic and the problems it caused was the only mention, NO INFORMATION in respect of this is given in any of the advertising literature. When contacted on this matter (via ) and a refund of 50% of the cost suggested the owners reply was “we should have shut the windows/slept in the back bedrooms/property is double glazed” - I would like to point out that the night temperature was in the 20s, closing the windows was not an option due to the heat and even if you closed the window the noise was still instrusive. As for sleeping in the back bedrooms this made no difference at all as this was tried (and we had not come on holiday to sleep in single beds in a back bedroom). According to newspaper articles the village has had concerns re traffic volume/noise for some time (most recent report in local paper Nov 2017); residents are concerned about the stress due to noise/volume etc it is causing them and other visitors to the village. ‘Homemade’ 20mph traffic signs have been made and put up at each end of the road. There is also an official warning sign on the busy A road approx 150yds from property stating ‘Ignore Sat Nav instructions’ urging vehicles not to turn into Church Street. As of today 15/07/2018 the owners have failed to respond to messages sent to them by regarding the 50% refund (which I consider fair under the circumstances) - I feel we have been totally misled with the location of the property and had there been mention of any possible disturbance to guests by traffic noise etc made on the web advert then we would certainly NOT have booked the property. Maybe need to rethink their ‘check list’ when visiting properties in the future. CHURCH VIEW COTTAGE details certainly need updating."

    "This lovingly restored and high specification rental house was spacious enough for three of us to almost live independently of each other but come together for meals and the evenings. Three doctors stayed here in June 2014 - we rarely meet except for occasional annual holidays together and this property was a perfect solution to our need for space and comfort. The railed garden is safe for dogs (and children) and given the south aspect the garden which has terrific lawns was perfect for warm al fresco breakfasts and then lying out in the sun for a while. The views towards the sea across fields of sheep and the church to the left are delightful and the proximity to the village itself made for easy and classy food shopping. The bakers and butchers as well as the post office are all you need, but the gifts of bread, cake and milk upon arrival were a nice touch c/o Paul. The owners are very proximate and they both called by to say hello and chatted amiably wanting us to be as comfortable as possible. The fact that the sea and vast expanse of beach at Silecroft is but 8 miles away made for both sunny and at times bracing long walks with the dogs. The inland lakes are also easy to get to with both Hartknot and Kirkstone passes well worth a day out. The kitchen and main bathroom are spacious and there is one downstairs loo and shower in case of a mad rush for the main bathroom i the morning? There is a multi fuel stove which we did not test drive, but that would come into its own in the winter and the living space naturally divides into two spaces depending upon how you arrange the sofas. We thoroughly enjoyed our stay and will return, we think next year? In the meantime I am planning a winter trip to stay again since I am my two Dalmatians love it - and the beach...and the....We give this property an unreserved 5*.     "We were a party of 8 adults, a baby and two dogs and this property was large enough to accommodate us all. We were greeted with a warm welcome. The bedrooms were all large and the kitchen, living and dining room were all of a decent size that we could all be in one room at the same time and not feel overcrowded. The garden was also great and had a large BBQ which we took advantage of. This property was exactly what we were looking for in terms of location, plenty of walking and set in a lovely little quaint village with the main tourist attractions not too far away. The pubs in the village were very welcoming, served amazing food and allowed dogs. I would definitely recommend! "

The owners are nearby and ready and willing to help if you need them, booking was simple, directions perfect; The pubs in the area were a little disappointing with the exception of the ever brilliant Manor Arms the beer here is as always perfect the other bars need to up their game the beer in one was shocking! About 1/2 mile away is the Blacksmith Arms with good beer and great food catering for a large group with ease highly recommended: The property is clean fresh and on the ball;"

It has been tastefully modernised and renovated with everything you could possibly require to make your stay comfortable. The owners are extremely helpful without being intrusive and we received excellent communications from them regarding our holiday. The cottage was very clean, warm and cosy. It's location is superb, close enough to the lakes and the tourist spots but gets you away from the crowds at the end of the day. It is located in the beautiful village of Broughton in Furness with it's fantastic shops, pubs and restaurants, everything you could possibly want in a holiday."
