This lovely barn conversion situated on the edge of the Wolds enjoys an elevated view across the surrounding fields which you can enjoy from the comfort of the open plan living space or sat outside in a chair on the patio. With comfortable furnishings throughout including en-suites for all three bedrooms combined with spacious open plan living it’s sure to be popular with all those that stay. The peaceful location on the edge of this working arable farm provide an ideal touring base for exploring the Lincolnshire Wolds with its many charming village tea rooms, countryside pubs and market towns providing opportunity for refreshment on your travels. Popular with both walkers and cyclists the area is great to explore with many good routes straight from the door of your holiday home.
Lincoln with its spectacular cathedral, castle and vibrant Brayford waterside area offers good days out for shopping, sightseeing and refreshments and is just a 25-minute drive away. Horncastle which is well known for its weekly market and many antique shops is about 15 minutes away, the Georgian market town of Louth with lots of lovely small shops and it still boasts three markets a week and is about 20 minutes drive away. Here, if you have the time, you can walk alongside the river through Hubbards Hills and Westgate Fields.
The east coast with its traditional seaside resorts of Skegness, Mablethorpe and Sutton on Sea is about 35 minutes drive away with miles of sandy beaches to stroll along. There is also the nature reserves at Gibralter Point and Frampton and the seal breeding grounds at Donna Nook to visit. National Trusts venues at Gunby Hall and Doddington Hall are both about 15 miles away. Motorsport enthusiasts will enjoy a visit to the many days of action to be watched at Cadwell Park, 7 miles. Market Rasen racecourse is only 9 miles away at Market Rasen where you can also catch a train into Lincoln for a day out. The nearby village of East Barkwith has a shop and pub which also serves food, both are 1½ miles away.

What an absolutely wonderful place for a relaxing break. There's everything you need in abundance. The owners go above and beyond especially Jill who is a star. What a way to start your day looking out at pheasants,rabbits, sqirrels and muntjack deer running around. All in all 10 out of 10. We can't wait to go back.

We had a lovely family weekend at the Grooms Quarters. The cottage is very well equipped, having three en-suite bathrooms is a real bonus and the welcome pack was a delicious surprise. Jill and Colin were very welcoming hosts. Lots of local information is provided and if the weather had been nicer we would definitely have tried one of the local walks. Lots of books, films, games & jigsaws also available and very good wifi, great for the kids on wet days! Would recommend the local pub, Crosroads Inn at East Barkwith, food was lovely and only a 5 min drive. Would definitely look to stay again if we are in the area.
