About this property

Set on a working agricultural farm and accessed via narrow country roads, Old Willow Barn is an immaculate barn conversion, providing you and your loved ones with a first-class base for discovering Lincolnshire. Set over two floors, this inviting retreat has been renovated to an excellent standard, ensuring a spacious holiday home with all the essentials for a self-catered break. Stepping inside, the large open-plan living area will become the social hub of the house; sit at the breakfast bar as the chef of the group gets to terms in the ultramodern kitchen, hosting striking appliances such as the electric range cooker and induction hob, amongst ample storage and worktop space, it is sure to inspire some home-cooking. Serve meals at the centre dining table, toasting to a long-awaiting getaway, before sinking to the sofa and finding something to watch on the TV. At the other end of the property rests on a handy utility, restored with beautiful Victorian tiling, leading onto a boutique cloakroom finished with quality fixtures and fittings. The upstairs continues to impress, hosting two beautiful bedrooms; the master includes a king-size bed, dressing table, built-in wardrobes and a beautiful gable window which offers a view of the picturesque willow tree, as well as a stunning en-suite shower room with sleek tiling. At the other end rests a charming twin room which overlooks the surrounding farmland, served by a gorgeous family bathroom with freestanding bath and walk-in shower enclosure, so you can decide how best to prepare for the day. The garden area is a particular marvel, offering a spacious patio area with seating and a barbecue, along with two idyllic fishing ponds, one just opposite the property and the other a short distance away. Head into the village centre of Kirton and discover some tasty eateries, including a country pub, a selection of cultural takeaways and restaurant, all handy if you want a night off cooking, while a convenience store is ideal for grabbing the essentials. The bustling town of Boston provides a good choice of historical architecture with its St Botolph’s Church and the medieval town hall of Boston Guildhall, while live entertainment can be enjoyed at the Blackfriars Theatre and Arts Centre, offering a range of plays, musicals, pantomimes and comedy. The town is known as the gateway to Lincolnshire’s wonderful countryside and waters, providing the surrounding area with beautiful walks, particularly throughout a RSPB Nature Reserve, a real haven for birdwatchers and photographers. Within easy reach of other historical market towns such as Horncastle, Woodhall Spa, Louth, Alford and even the city of Lincoln, Old Willow Barn is a superb getaway with a host of things to do close by.

The rural village of Kirton lies in the Borough of Boston, close to the picturesque Lincolnshire coast. Frampton Marsh RSPB is just 4 miles away. It’s an extensive site with plenty of hides and spectacular displays of lapwing, golden plover and brent geese overhead. We were there in January and were amazed at the quality and quantity of birds. As a bonus Freiston Shore another great site is 11 miles away.. As for Old Willow Barn it is luxurious with every need catered for and it is spotlessly clean. As a bonus the feeders outside the Barn attracted even more birds. This was our second visit at this time of year and it won’t be our last

Very comfortable, clean and quiet. Very pretty pond area. Owners very welcoming and friendly. Thank you for the great welcome hamper and on leaving the lovely and useful box of vegetables. Lots to see and explore nearby and would love to return in the future.
