About this property

Leys at Valley View Farm is a very high specification luxury barn conversion situated in the lovely village of Uplyme with spectacular views of the surrounding rolling hills. Leys has a dramatic beamed double height combined living / dining / kitchen area with feature woodburning stove. Large windows flood the property with light during the day and the arrangement of suspended lighting allows for atmospheric or bright lights in the evening. With four bath / shower rooms including a wet room, each bedroom has its own facilities and each has a modern finish; with three of the bedrooms being on the ground floor Leys may be the perfect choice for less able visitors. In addition there is ramp access. A patio area at the front of Leys is the perfect position in which to enjoy an alfresco meal and take in the breath-taking elevated views of the area, there is also an inner courtyard for more sheltered alfresco dining and another small terraced area with commanding views. The village of Uplyme has a petrol station / small supermarket selling basic provisions along with local produce. You may enjoy a walk from Leys to Lyme Regis, following the old river bed which takes approximately 30 minutes and, as the return is uphill, you may alternatively take a bus back. By car Lyme Regis town centre with its charming shops is around 5 minutes away. Do visit one of the specialist fossils shops and the acclaimed Town Mill bakery with its mouth-watering selection of patisseries. There are a variety of restaurants including the renowned Hix's Oyster and Fish House. The beach, adjacent to the town has a wide sandy expanse and is bordered by a selection of refreshment stalls. Leys is perfectly positioned to enjoy the views and air of the countryside, being situated by a Public Bridlepath and surrounded by a number of public footpaths, whilst being just a short way from the beach and town at Lyme Regis. 

Leys is the perfect location to enjoy a number of sports / leisure pursuits including:

Boules on the piste at the front of the property.

Bring your own horse (there are a number of bridal ways locally and the driveway is a bridle path).

Table football, skittles, pool table and table tennis is available in separate undercover barn area nearby.

Croquet set.

Swing ball.

Partake in badminton, volley ball or short tennis (using the nets and bats provided) in the field next to the barn and darts in the courtyard.

There is a ranch style fenced area of field for guests to use at their own risk: due to the design of the fence it is not dog or child proof.

pottery workshops 

The Pot Place was originally set up by Frances Hillier and is now run by Amanda Roberts as a small pottery workshop and Creative Studio.  Here you  can learn the basics of hand building with clay; how to make pinch pots from the bronze age, and use slab and coil work to create tiles, bowls, decorations and other objects, such as fish, dinosaurs or ammonite fossils with a local environmental theme, before glaze painting and firing. 

If you are staying at Leys you might like to visit The Pot Place for a couple of hours and come back to decorate your piece the following day. All clay pieces can be fired for you to take home or sent on by post. The Pot Place and Creative Studio is also open to non-residents.  Just email or ring Amanda in advance to arrange a convenient time for a session or short course.

Whilst at Leys it may be possible to take a pottery class designed to explore and develop creativity in all ages and abilities.  Please enquire on booking. 

Accommodation:  Double height spacious Lounge/Kitchen/Diner.  Snug.  Bedroom 1, twin single beds or super kingsize double bed, ensuite shower, hand basin and toilet.  Bedroom 2, twin single beds or super kingsize double bed, ensuite wet room with walk in shower, hand basin and toilet.  Bedroom 3, twin single beds, ensuite shower, hand basin and toilet.  Utility room with hand basin and toilet.  Stairs to 1st floor with galleried walkway overlooking the main living areas.  Bedroom 4, large room with twin single beds or super kingsize double bed, lounge area with flat screen TV and sofa. Ipod docking station.  Bathroom, P shaped bath with shower over, hand basin and toilet.  There are three showers and one bath.

Services in addition to standard equipment: WiFi.  Under floor heating on the ground floor. First basket of logs provided, more are available at £5 per bag. Electric heating in bedrooms 1, 2 and 3. Heated towel rails in all bathrooms. Flat screen TVs with freesat in lounge and bedroom 4, DVD player. Washing machine, tumble dryer, dishwasher, fridge and freezer. Off road parking for up to 4 cars. Patio area with table and chairs. BBQ. Courtyard area with table and chairs. Lockable stable for storage of bikes etc.Bed linen hire and towels inclusive, please state requirements when booking. Two cots, two high chairs, Child booster seat, child toilet seat and stairgate.  Well-behaved pets are welcomed, but they must not be left at Leys unattended.  As with all Dream Cottage properties, no smoking is allowed in the property.

The owner of Leys requires a £200 refundable damage deposit payable on booking.  This will be refunded within 10 days, subject to a satisfactory check after your departure.   Please note that for Christmas and New Year bookings the security deposit is £300.00 for this period. Please note that if you are booking online within eight weeks of your holiday date the refundable security deposit will need to be taken in a separate transaction from your online booking and we shall ring / email you regarding this.
