      This was our first proper winter and Christmas Break away from Kent.

      And I am delighted to report that our stay at NI Cottage was wonderful. And we would stay again. For our needs it was perfect. Despite howling winds and snow dusting the surrounding countryside. We stayed effortlessly warm and snug in the cosy enclave of this cottage. The walls being constructed of stone and 2 feet thick and double glazing all around. You could not hear the howling wind. All facilities for a home from home experience were in place, cosy and characterful in this listed property. The location is perfectly placed in the hills outside of the picturesque villages of Haworth (15 min walk) and Oxenhope. With excellent choices of watering holes and restaurants. And within earshot and view of the local Heritage Steam Railway. Which was very busy with Elf and Santa Express excursions. To hear the iconic sounds and sights of a Steam Train chugging and puffing it's way through the valley was a delightful backdrop to the peace and quiet of this location during our stay! We cannot recommend this location enough. It suited us as we like to explore and walk, and partake of the local offerings of real ale and good local food. We cannot recommend the Steam Packet Brewery in Haworth enough. To be able to then retreat to the peace and quiet of the cottage was great. The owners lived on site, next door in an enviable traditional stone historic farmhouse and were on hand to check in with us to see if everything was OK. If you are the type of people who are looking for a quiet cosy retreat. Are happy keeping your own company and don't need all the bells and whistles of a busy resort location on your doorstep. Then this is the place for you.

      This accomodation is clean and comfortable however there are some aspects that future hirers should be aware of.

      Firstly the pictures in the listing, whilst accurate give the impression that the entrance is beneath the large windows wheras this is the opposite side and we initially were unsure we had found the right house. The drive to the property is full of deep potholes and could cause some damage to vehicles with low ground clearance, our 4x4 was perfect. There is little space in the property to hang clothes and no drawers to put personal things beyond a bedside cabinet. The most disappointing feature was the large window at the end of the property which in the photos looks out over the hills and the countryside, what is not clear is that there is a pavement and a busy road between the propery and the view so lying in bed with the curtains isn't really an option. So a nice propery but with disappointing aspects. ************************************************************* OWNER RESPONSE**************************** We are very sorry you were disappointed in some aspects of our property. We very rarely receive any negative feedback, as you will see from our other reviews. It is made clear in the description that we are a farm, and therefore the track leading to the house reflects this. You are the first to comment on storage space, and in response we have added more coat hangers to the hanging spaces. Our road leads into our small village and therefore the only traffic is local. Perhaps because it was bailing time, you are commenting on the tractors which are obviously crucial to our rural community. We are nevertheless pleased, despite your disappointments, you saw fit to still grade us as 'met expectations'. ***

      Ash tree is a wonderful place to stay , the location , setting and scenery made it very special.

      The open plan living and sleeping area gave spectacular views over the green fields and the big windows let in plenty of light.. We had a dog with us and there was plenty of local walks near by, some a bit tough on the legs but really enjoyable. It had all the facilities you needed for our two week stay and was very peaceful. The owner's where always willing to help with anything you needed, but left you alone just to get on with your holiday , which was great.. There was a pub 2 minutes walk away, called the Crossroads - We had some good meals in there, the pies and fish & chips where simply gorgeous. If you wanted a more varied range , go into Sowerby Bridge and you will find loads of pubs and eateries. We found a new Indian restraunt called Rajpoot and the food was gorgeous. Overall your holiday is what you make it and Ash Tree Barn is a fantastic base with everything you need for a great holiday.

The local pub (The New Inn) was wonderful and we enjoyed a couple of really tasty meals there. The staff were so friendly and the service is fantastic. We enjoyed our stay and would recommend Ash Tree Barn to anyone who loves the great out doors! So many beautiful walks and outdoor activities.

      Booked for a birthday weekend we really enjoyed our stay at Ash Tree Barn.

      Very comfortable space with a well equipped kitchen and a bottle of wine to welcome us. A lovely touch, thank you. Own outside space was a bonus although the weather didn't permit prolonged use. Great views towards Stoodley Pike and open countryside. Quiet location we had a lovely 5 mile circular walk calling at the Cat I'th Well pub before the final push up the hill for home. Would highly recommend. Our only comment was that the 'how to get there' instructions could include a grid reference or what3words location to pin point exactly where the accommodation is before setting off from home. This suggestion is not just for Ash Tree Barn but for all accommodation.
