      The photographs and description were reasonably accurate and it was clean and tidy on entry.

      The wifi and TV were good and supports streaming apps for non terrestrial TV. It was a quiet flat as was the neighbourhood. The shower over the bath was adequate and there was plenty of hot water. It is close to Bath centre – maybe 15- 20 minutes walk (0.8 mile) down Lansdown Road which is quite steep. There is a bus (number 31, £2.40 single) on Lansdown Road that runs between Milsom Street and the Park and Ride but it does not operate after 8.00 pm. The nearest local food shop is a Coop 6mins walk (0.2 mile) away but it is a steep climb back to the property. There is a Waitrose with a nearby car park (£3/hr) as well as a Morrisons and Sainsbury’s with free limited time parking. Sainsbury’s also has petrol. The directions and arrival instructions were not very good or up to date so finding Hope Place without Google was a little difficult ; the located parking space was not the last one before underground garage but maybe 3 spaces from the top of the left hand parking spaces. The key box was located in an alcove in the underground garage and it took some time to locate the alcove. Whilst entry to the property was easy unloading from the car was not quiet so easy since it was at least 50-60 paces away although it was all on one level with no stairs or steps. It was a bit short on storage space even for two people There is no mat for inside the bath when showering. I think the flat is fitted with continuous extractor fans for the bathroom and bedroom. However I could not hear them so it was difficult to ascertain whether or not it was working and certainly there was no way to boost the extraction after showering. The electric heated towel rail is very good but operated by a switch in the nearby cupboard (as is the mirror demister) but there is no local thermostat. Despite the decor (bedroom had black walls & black ceiling together with black net curtains and dim lighting) all in all the property was good for a short let.

      We liked Hope Place very much and even in January, which was cold and dull outside, Hope Place was beautifully warm and snug inside, with a much appreciated welcome pack of milk, wine and biccies etc to greet us.

      The online photos depict exactly how this apartment is decorated which we both loved. Everything was immaculate and clean together with a well equipped kitchen. The locations good for everywhere we needed in Bath centre without having the noise and bustle of staying in Bath centre. Yes, it's a good 10 min steep walk back to the apartment but we are relatively fit 70 year olds so it wasn't a problem and able to use the 31 bus back when needed which seemed to run every ten mins or so in the day/evening. Bonus: If you have a London Freedom Pass these are also accepted on Bath buses too. We didn't hear any Yacky dog that a previous review commented on so perhaps he's been sent away. Constructive criticism: Couldn't find any ventilation fan for the bathroom and although the mirror automatically de-mists a fan would be useful. Bathrobe hooks would be useful. Please add hairdryer to online list of equipment provided, because we rang to ask if there was a hairdryer and were told there wasn't, in fact this flat has everything you might need, including umbrellas. We both slept vey well in the snug dark aubergine bedroom, but Instructions to turn off the blue security lights would be useful as the lights turn off and on again with the slightest of movement whilst in bed and although we understand it's a safety feature it becomes annoying after a while. We are well travelled and aware there are always slight niggles when you stay in another's property but this one really is top notch and nothing detracted from the pleasure of staying here, so big thank you to the owners and caretakers. We would thoroughly recommend it to anyone who has similar tastes in decor and perhaps on a sunny summer's day it may have been fun to play tennis too.

      The apartment is very well equipped for a self-catering stay.

      It is scrupulously clean and well cared for. It is well placed to walk into the centre of Bath and the No.31 bus stops nearby if the steep walk back is too much; there are also taxis available. On site parking was a big plus. Ventilation was a problem for us as it is a single aspect property with only two sets of French windows and the entrance door. There are no opening windows that can be latched to allow fresh air in. The French doors open outwards and any amount of breeze either blows them shut or wide open - they don’t have any method of securing them (sliding doors would improve this issue). The bathroom has no window and the light is triggered by a sensor which leaves you in the dark if you linger too long. Movement brings it back on. The bath should have an anti slip mat and a grab rail on the wall too. The bedroom has a brightly illuminated burglar alarm sensor which comes on at the slightest movement and illuminates the room as it also reflects in the wall mirror. Not good for a sensitive sleeper. The boiler seemed to be on continuously which triggered frequently during the night otherwise it would have been relatively quiet until next doors’ yappy dog woke us up as early as 6am on one occasion. More on this below unfortunately. Sitting outside on the patio became an issue for us as the residents next door have a very reactive dog who constantly barks at any noise or movement. This became a bit tiresome by the end of the week.

      First of all, I didn’t want this to be a review that was all negative without any positives so I’m going to start with the positives and move onto the negatives which I feel like you need to be aware of before booking.

      Positives: The flat was clean, well decorated & homely. Tennis courts on the site were immaculate & equipment was available. I really enjoyed the aesthetic & presentation of this property. Preference: The bedroom with curtains are drawn, is blackout. I loved this but my wife wasn’t a fan at all as it felt oppressive. Negatives: First of all, the flat was SO hot, ventilation is on one side of the flat and it really heats up during the day, whether or not you have the doors open or not. There is a fan provided, but that can only be cooling one room at a time. The main negative we had is security in the car park & communication with both Sykes and Vrbo. Our car was broken into one night during the stay, items were stolen from the glove compartment and boot. Given how secure the property is (behind locked gates) I am surprised that the car park isn’t given the same level of security. When we tried to contact Sykes to find out about the CCTV (via Vrbo as per their terms) we didn’t (& are yet to) get a response. Vrbo were involved later, but at the time of writing they have not been in contact to update or resolve our issue Overall: The flat is lovely & I’d recommend it in the winter months, but be wary of the security of your car & the company you book it with.

      Absolutely beautiful property but some flaws.

      The weather was 8-15 degrees for the duration of our stay. I’m unsure how planning was gained for this property as there is no ventilation. The bedroom had a patio door that could open but no window. I personally would not feel safe having the door open, during the night, in a ground floor apartment! It was unbearably hot and we always have a window ajar. The bed was comfortable but because the pillows, although of good quality, were very soft I had to go and buy an extra pillow. The towels...again great quality...were very small and the lighting had been well thought out other than poor lighting for shaving and if you weren’t moving enough the lights went out. The electrical facilities throughout the property were of very high standard. I feel the property would benefit from a brief easy guide to using the cooking facilities. The original booklets were in a folder but took longer than we’d have liked to work out. I hope this feedback is taken at face value. We have been working in hospitality for 30 years and are only pointing out issues you may have in the future. The property was really nice but I’m not sure what you can do about the lack of bedroom ventilation.
