    Saxmundham Holiday Cottages

    The Suffolk market town of Saxmundham sits on an old coach and horses route from London to the continent of Europe. Set in the valley of the River Fromus, the town is about 18 miles north of Ipswich and five miles from the coast.

    Today, although you’re less likely to spot horses and carts in the town, it’s no less bustling than it was when it existed primarily as a travel pitstop. Lots of the buildings in the town still date back to this period and you’ll see Georgian and Victorian architecture throughout. There are even Elizabethan buildings still in place around the marketplace. Those staying in Saxmundham holiday cottages can browse the busy high street and enjoy the local cafes, pubs and restaurants. If you’re a keen foodie, the market held every Wednesday is worth a visit as sellers include local farmers and food businesses - and lots of samples! The town has great transport links to the rest of Suffolk and the coast in particular.

      This property is well located giving a very quiet and peaceful ambience to a stay.

      The rooms are extremely spacious and well decorated and furnished. The grounds are attractive and well kept. However, a few things need urgent attention by the owner :-. 1. There is no handrail on the steep staircase which contravenes current Building Regulations. 2. The pull switch for the bathroom light is incredibly, positioned BEHIND the door, which has to be opened fully to reach it - this can be hazardous. 3. There was a serious house-fly infestation in the main bedroom which rendered it unusable, although being just a couple, we used the second bedroom. My last grumble concerns the locked connecting door in the lounge between the adjoining house. Much noise can be heard through this door when the other occupants are using their entrance hallway or kitchen, which abuts the doorway. Bricking it up would seem the only answer here. It's a shame that these problems have marred what is a very fine restored farmhouse, but we did enjoy the stay which was blessed with unusually good October weather. Regards Michael P Keen

      We had a great time at The Hollies.

      It was well equipped and the kids loved table tennis. The benches at the dining table were a little precarious for the kids (aged 9, 10 and 12) when they tried to pull them closer to the table. One in particular would rock forwards if not careful. A couple of normal chairs would be helpful for ease of use for those of us who are quite arthritic. The round handles on the doors were really tricky to grip and turn for my arthritis - not a complaint, just if we stay there again, I will take some sort of arthritis aid for opening such doors. I would love to see some extra drawer storage in the main bedroom as there were only 3 small drawers and then just hanging space in the wardrobes. Also, the beds are quite high, which is fine, except for the shorties amongst us, it’s a bit of an issue to sit and get socks on, so a chair in each bedroom would be really helpful. The location was great and peaceful. Lovely beaches nearby. Really enjoyed our stay and would consider returning in the future.

      We were lucky to be the first people renting this property.

      It really did exceed our expectations - the online photos don't do it justice. It was beautiful inside and outside. The house was thoughtfully furnished and equipped (perhaps consider adding a cafetiere). We loved sitting in the yard with the sunset in the evenings, with a seriously good and restful view. We enjoyed local walks and appreciated the suggestions for local amenities in the folder. We left a note recommending the pub at Sibton for eating but also enjoyed other places in Peasenhall and Yoxford. The property is also well placed for visiting elsewhere, e.g. Snape Maltings. We were lucky to be sole occupiers for a week. Perhaps the communal back yard might not always work if two sets of occupants both want privacy. Also, other people might be irritated by our dog! We couldn't find instructions about putting bin out and recycling in the folder. The owners responded amazingly quickly when there was an issue. Overall, a great stay - thank you

      The cottage was excellent as a base for visiting the coastal towns and villages, as well as a lovely place to come to at the end of the day.

      The living room felt spacious and if there is a cold evening we’d recommend the wood burner for extra coziness, though the electric heating is very efficient. We like cooking and the cottage had one of the most well-equipped kitchens I have ever seen - we didn’t have to use any of the utensils we brought with us. We cooked every night so it was great to have the dishwasher. The decor was modern but comfortable with interesting antique and vintage pieces. I’d imagine the cottage would also be perfect for a family as the kids can be in their room at one end of the living room, giving the adults a bit of space at the other end. We really appreciated the thoughtful touches such as the local milk, eggs, bread and butter provided. We met Glenys briefly who was friendly and welcoming. We would happily stay here again if we had another holiday in the area.

      Well equipped kitchen but some furniture at the end of its life.

      The wooden outside furniture is in poor condition and should have been renovated before the season start. The biggest complaint is poor central heating and hot water temperature. The upstairs was 16 degrees in the morning with no means to control the central heating – I suspect this was done remotely by owner. This despite several guest noting this in the guest book. The hot water temperature was also too low – just about hot enough for a shower but not for a bath and to clean greasy dishes etc. I don’t expect to be cold when on holiday, it’s unacceptable to not provide central heating or means to control it. The listing for the cottage states it has heated towel rails, again these had been turned off with no means of turning them on. Damp towels and a cold bathroom – not what you want from a holiday let.
