      the whole cottage needs a thorough clean and furnishings very old and worn .When we arrived Mr Sinclair was just coming out of the cottage saying the TV wasn't working and he would be back. He did return a few minutes later and sat in the room trying to fix the TV. What a start to our holiday trying to unpack with a stranger sat there. The bathroom door wouldn't open properly, old rusty bin, light over mirror not working, heater in bathroom full of dust, old rusty tin of air fresher, shower screen on bath had black mould along the bottom. The kitchen had dirty cutlery trays and all utensils in them were very old. cupboard handle broken, dead beetle between the melamine plates, spider and web in a cup. No icebox in fridge so Mr Sinclair said to use the freezer where the dogs were kept in a separate outhouse which was disgracefully dirty. We were told not to shut the curtain in the hallway as the rail was broken. This meant when we left the bedroom to use the bathroom, we were on view up the lane. The single beds were very hard with child size quilts. furniture old, random old xmas decorations etc in draws which needed cleaning out. The carpets and flooring all needs changing as it is so old. there were dozens of flies every day due to the cottage facing the horse stables. We bought fly killer and were constantly spraying them. My partner honestly thought I was going to say " take me home" but because he had booked it for my Birthday I tried to make the best of it. We left 2 leg rest from our reclining sunchairs in the cottage shed by mistake, and after a call to them the day after our return, the daughter said she would get Mrs Sinclair to ring me. I have a friend in Ayr and though I could collect them when visiting my friend later in the year but I haven't had a call back and that was a week ago. I would have contacted you before now regarding how upsetting and disappointing our holiday accommodation was but I am just recovering from Covid and haven't been up to writing. On a positive note, we loved the areas of Rockcliffe and Kippford and would like to see other areas of Scotland. Baring in mind our bad experience at Tumbling Banks would the company give us some form of compensation for not only how upset we were but also for such poor accommodation as we would use Discover Scotland again but would suggest you think twice about using this accommodation to future clients in its present state.       The property is far bigger than we expected and could accommodate 8 adults with ease we used the open plan area table and chairs and the outdoor seating for meals didn't use the seperate dining room at all.

      It was clean and everything you could want was provided, far more than previously experienced in other holiday let's. The hot tub was a great bonus although we were confused over the controls and couldn't get the lights to come on. It's a quiet area with dark skies for stargazing and beautiful daytime views. The birds can be a bit noisy in a morning if you're a light sleeper with windows open but that's the sound of the countryside. We had a great full weeks stay and enjoyed the area. Its worth mentioning as we were hesitant initially regarding the baths with hand held showers. These have been upgraded to shower over bath so there are 3 showers in the property all working fine. The extra toilet room near the front door was a real convenience too. The one problem we had during our stay( boiler breakdown) was quickly sorted by the owner getting a plumber round within hours despite her being out of the country at the time. We'll done Nicola. All in all a fantastic holiday let with comfy beds and everything on hand for a relaxing country holiday. For no nonsense eating out we recommend The Waggon pub in Kelso we had Sunday lunch there and a pub meal later in the week both were fantastic and reasonably priced with great service too.

      We have spent an amazing family holiday in the beautiful Sevenacres bungalow in Ednam near Kelso.

      What a find this was and it was great to read about the history of the property! The property is immaculate with so much space inside, the two living areas was a bonus with a variety of different seating options. It was so relaxing and we could all retire to different corners of the house if we needed some quiet time. It has a large kitchen area with everything you need in the cupboards. The beds are comfy and lots of separate toilets and shower areas. The amazing hot tub is situated in a sheltered spot with beautiful views and a massive seated garden area. We even saw some deer in the fields opposite the house. Great WiFi throughout the property which was a plus for our teenage son! Kelso is only approx. 2 miles away so we took a walk into town as well as separate walks to the surrounding villages. We were so lucky with the weather but if you are stuck indoors there is so much space and you can find games in the cupboards that you can play as a family. This is a really special property and we would thoroughly recommend this to anyone looking for a break away with friends and/or family. It had everything we needed and more. Well done to the owners!

      I apologise for the lateness of my reply - unfortunately this was due to illness.

      This was the second time I have used seven acres, the first being a ladies holiday in October 2003. This time it was to celebrate our 50th wedding anniversary and there were three generations staying in the house. This was absolutely wonderful as it gave people space to do what they wanted without getting on top of each other. We were eating out for the celebration meal but my family tastefully decorated the dining room (without damaging wallpaper etc. and surprised us with a lovely afternoon tea. It made our 50th anniversary so very special. I cannot walk much now but our children and grandchildren are walkers and had such amazing walks - the area really lends itself to this. As you can imagine, the hot tub was very well used. In closing, A great big thank you goes to the owners who have provided an absolutely beautiful home, so well equipped which has certainly given joy at a special time in our family. I wouldn’t most definitely recommend Sevenacres to anyone and so hope we can return. Jenn MacIver

      We all had a great holiday in a lovely clean, bright + roomy bungalow in a very peaceful setting. Very well appointed. Being such a bright house, would perhaps recommend an eye mask, (if very early morning light bothers you) as the window blinds in the bedrooms aren't enough to fully darken the room on sunny mornings. Having had lovely weather, the spacious decking at the front made for a very comfortable + relaxing space, with beautiful views. We took advantage of the inclusive golfing offer at the nearby Colvend Golf Club. A very well maintained course, with pleasant challenges + amazing views. As mentioned in previous reviews, the entrance gate is a little narrow. We had a Hyundai Tuscon + had about 2-3 inches clear either side. Rockcliffe is a lovely little village, with scenic walks, including one to the nearby village of Kippford, where there are a couple of eateries and coffee shop. Would definitely recommend Firpoint as a holiday rental, we will certainly be back.
