"When we arrived at the property we absoloutly loved it on first impressions,so much so that we wanted to book for next year, it had a majority of the creature comforts which we had come to expect when we rent our holiday properties and the rural location was great, as the surrounding areas were amazing to venture out and explore, we visited Framlingham Castle which was fantastic and Jimmys Farm which did not disappoint, however as the week went on it was apparent that the owners ajoining property was situated over the room we were staying in with our young baby again a cot was kindly supplied with bedding, but it was very noticable that the noise from the room above was very loud late at night and in early morning, also the owners had alot of dogs although it states no pets allowed at the property, these were barking alot for most of the night, as much as the owners advised us of there dogs on arrival i had not anticipated that they would be so noisy, and the only other point was that we mainly booked this property due to the private pool especially for the kids, but apart from the first day, this was far to cold to let the baby go into, again the owners had advised that the pool is heated but it might appear cold and this is ok and not to trust our bodies, unfortunatly it was to cold to not listen to our bodies, apart from these issues all 7 of us did enjoy the amazing snooker table and the other games that were kindly left for us to use, the children thoroughly enjoyed the Nintendo Wii aswell."

"We spent a fantastic week at Balcony View in June. A selection of local ice creams were waiting for us in the freezer, plus beers, cheeses and fresh cake - delicious! The well maintained pool is a generous size meaning that all 8 of us had plenty of room to splash around in. With a temperature of 28 degrees even our 4 month old was comfortable enough to spend a good deal of time in the water. There were a couple of footballs to play with, flotation noodles and even an inflatable ring seat for the baby. A large outside table and chairs, with parasol and gas barbecue made for a perfect summer's evening. The friendly owners Martyn and Dawn kindly allowed us to access their garden next door so our 3 year old could see their pet goats and small pony. The house layout is a little quirky - the double bedroom on the ground floor has an en suite, whereas everyone else had to use the 2 downstairs shower and toilet rooms by the pool, but we soon got used to this.We all loved the snooker table, and found the dining table a good size too.Upstairs, the main seating area would benefit from a larger TV as it is rather far away, but this is only a minor niggle.On the whole, we thoroughly enjoyed our stay at Balcony View and found it to be a good location for various outings to Framlingham Castle, Stonham Barns, Aldeburgh and Southwold, all of which were less than an hour by car. Would we come back again? Definitely!"

"Our stay at Balcony View was amazing and I cannot rate the property highly enough. The lovely, friendly owners greeted us on arrival and showed us around whilst filling us in on places to eat/visit. The welcome pack was fantastic, containing lots of lovely local produce and beverages. It completely set the scene for the very high standard of our stayThe swimming pool was brilliant, lovely and warm and large enough for a proper swim. The owner provided a large selection of lovely thick towels and pool toys for our use. Likewise, the full size snooker table was well equipped and the room was large enough to be able to use it without hindrance. Overall the property was equipped to an extremely high standard and felt really luxurious. We had a very comfortable stay and despite a full house the property still felt spacious with a numerous choice of rooms to relax in. My only (very, very minor) gripe would be the lack of a few basic items. We had to purchase a tea towel and bin bags as there were none available and we also had to use a towel to take things out of the oven as there were no oven gloves. We came to the conclusion however that this must have been an oversight as in so many other ways the cottage was so well equipped. Would we go back? Unequivocally yes. We are already looking for a date to go back again next year."

"The bungalow was not clean when we arrived and looked as though it had not been thoroughly cleaned for some time. Quilt on double bed was not big enough to make sleeping comfortable and warm; quality of bedding very worn. Shower in bathroom outdated; shower head far too high& not adjustable; when shower was running in bathroom temperature could be dangerously hot if someone turned on tap at wash hand basin. Toilet seat not secure so using toilet was uncomfortable. No hand rail to assist in getting in/out of bath. No plug for electric razor. No shelf for toiletries. No light above bathroom mirror. Kitchen short of condiments ie. salt, pepper, vinegar - if you arrive late and want to cook a meal, if would be helpful to have those to use. No where to hang dresses or trousers as all cupboard loaded at bottom with spare bed clothes. Neither bedside lamps worked in the main bedroom - one needed a new bulb and the other just wouldn't work. Good idea to say torches in cupboard that we could use - but batteries dead. Looks good leaving a bottle of wine, but better spend money on a washing up liquid and a decent dishcloth - certainly we would have appreciated that far more. Will stop here, but most or the reasons that we would not return. Suffolk as a county is lovely, though."

"We had a lovely stay at Lark Rise. There were 6 in our family group and sometimes we struggle with kitchen storage space. This was not the case at Lark Rise as the kitchen had more than enough cupboard space for our weekly shop. The accommodation was good and both twin rooms had plenty of space for the boys. It was also nice to have the different TV options as often these are limited to freeview only at places we have previously stayed. The swimming pool is brilliant and the owners had supplied an assortment of floats and equipment for the kids to play with. We were lucky and had superb weather for our 2 weeks but the indoor pool would be a real bonus in colder weather.We were able to visit a variety of attractions within a 30 minute drive including Banham Zoo, Framlingham Castle, Sutton Hoo, Flatford and Bury St Edmunds. We also went to Great Yarmouth for a day at the sea but that was a slightly longer drive. The only slight drawback was the flies but the owners had done everything possible to limit the impact, providing sprays and fly screens for the lounge. This seemed to control the impact and I suspect we were just unlucky with the combination of weather and harvest time making their presence more pronounced than normal. Overall a great property."
